Big West Denver Project Breaks Ground

A two-building industrial park has broken ground in Denver’s west submarket. 

Mountain Gateway will be the largest speculative industrial project built in this submarket in over 15 years, according to CBRE. Only 375K SF of speculative facilities of this type have been delivered since 2000, the company said in a statement.

It is located in Arvada at West Ridge Road and Robb Street, less than half a mile from RTD’s Wheat Ridge Ward Station. The project is being developed by Los Angeles-based Cale Enterprises. Upon completion, which is expected in Q3, it will be 142K SF. 

Industrial users that wish to stay in Denver’s west metro area are severely limited in their options for new Class-A space, CBRE’s Tyler Carner said. 

“Mountain Gateway is a much-needed addition that will appeal to companies looking to upgrade their operations and attract and retain employees through new construction, Class-A amenities, mountain views and convenient access to transit,” he said. 

Carner added that he and his partner, Jeremy Ballenger, expect to see “interest from distribution companies, engineering firms, manufacturers and a variety of office/warehouse users.” 

Trey Preissman, who is managing the project locally for Cale Enterprises, said that Mountain Gateway is the first of several projects the company is looking at locally.

 “We are very excited for the opportunity to enter the Denver market," he said in a statement.

Cale Enterprises is a real estate developer, owner and investor specializing in industrial, residential and mixed-use properties.
