This Week’s Denver Deal Sheet

The Dove Valley Business Center in Englewood changed hands this week for $29.8M. The 150K SF warehouse at 14101 East Otero Ave. features 28-foot clear heights, Early Suppression, Fast Response sprinklers, dock-high and drive-in loading, a large truck court and outdoor storage. 

CBRE Executive Vice President Tyler Carner said the deal is illustrative of the Denver industrial market’s underlying strengths. In 2022, about 40% of all industrial leases were for small-bay space like what is available at Dove Valley, according to the firm’s research.  

“Dove Valley Business Center attracted investor interest because of its best-in-class logistics features, attractive rent roll and small-bay tenant spaces, which are becoming increasingly rare in the Denver market,” Carner said in a press release.

PEOPLE

Kelly Dranginis was promoted to Holland Partner Group’s managing director role for the Denver region this week. Dranginis has been with the firm since 2021 and has led the development of four projects totaling more than 1,000 multifamily units, according to a press release.

SALES

Column Commercial Partners helped broker the sale of a 0.74-acre plot at 5701 West Colfax Ave. in Lakewood. CCP’s David Ray represented the buyer, United Colorado Enterprises, which plans to build a 72-unit residential building, according to a press release.

Kenai Capital Partners brokered the sale of an industrial portfolio that included 4701 Colorado Blvd. and 6500 Franklin St. In total, the two buildings account for more than 47K SF and sit near the newly completed I-70 upgrades in Denver’s Park Hill neighborhood. Kenai’s Garrett Neustrom represented the seller in the off-market transaction. 

LEASES

Denver-based shipping and storage container provider DryBox USA signed a long-term lease for 4.1 acres of industrial-zoned land at 409 West 66th Ave. in Denver. Cushman & Wakefield’s Matt Trone and Joey Trinkle represented the owner, IG Logistics LLC, in the transaction.

York Space Systems opened its fourth production facility in Denver, a 60K SF plant in the Denver Tech Center, the Denver Post reported.
