Highfield Business Park will have a total of 1.25M SF of industrial space when it is finished.

Bradbury Properties and Confluent Development have started construction on three buildings located near the intersection of E-470 and Peoria Street.

The site totals 500K SF of industrial space in the 100-acre Highfield Business Park southeast of Centennial Airport, which originally was one of the Bradbury family’s wheat farmland parcels. When the buildings are complete, the industrial hub will be nearly complete, with a total of 1.25M SF of industrial space and just 12 acres on the park’s north end remaining undeveloped.

“Nearing completion on Highfield Business Park is a rewarding milestone for my family’s company,” Bradbury Properties President Tom Bradbury said in a statement.

In addition to the three buildings now underway, the team recently broke ground on two additional speculative buildings on the adjacent lot. The buildings, expected to be completed in the first quarter, will be 160K SF and 130K SF, respectively.

The new buildings will help meet the demand for industrial space in metro Denver. More than 970 SF of positive net absorption of industrial space was recorded in the second quarter of 2019, the 37th consecutive quarter of positive net absorption, according to CBRE’s Denver Industrial MarketView Q2 2019. Eleven buildings totaling 1.8M SF were delivered in the second quarter and another 4M SF were under construction.

Over the past three generations, Bradbury Properties has transitioned the family’s holdings into some of Douglas County’s most-recognized developments, including Lincoln Station and Meridian

CBRE is handling leasing for the three new buildings.
