Urban Land Conservancy Moves Ahead With Race Street TOD

The Urban Land Conservancy tapped Zocalo Community Development as master developer for the six-acre Race Street TOD site in the Elyria Swansea neighborhood. The planned mixed-use development, which will be completed in phases over several years, will include about 560 residential units, as a combo of mixed-income rental and mixed-income for-sale units, and 80k SF of commercial space.

"The new mixed-use TOD will be among the first significant and tangible signs of permanent change surrounding the future National Western Center transit station,” ULC vice president of master site development Tony Pickett said.

The conservancy bought the site at 48th and Race streets in 2015 for $5.5M, financed by the Calvert Foundation Facility Fund and a $1.5M loan from the Denver Office of Economic Development. ULC expects the first phase will be complete in late 2018, roughly when RTD's North Metro rail line will be completed.
