TODs Need More Than Location To Compete For Tenants
Easy access to light rail is a distinct competitive advantage for new apartments in greater Denver, but as new product flows onto the market, even the most conveniently located TODs will need more to compete.
“It's extremely important to create a property that includes resort-style amenities and upscale finishes for young professionals, but also empty nesters and families," explains Confluence Cos principal Tony De Simone. Confluence is nearly finished with the 267-unit Union West Apartments, which Tony says aims to meet the demand for apartments in a highly sought-after location. Union West Apartments is within walking distance of the Federal Center light rail station, making it the latest TOD project in Lakewood. The property has a resort-style pool and a fitness center (like a lot of places), but also has some more unusual amenities, Tony points out, such as velo and ski maintenance, charging stations for EVs and a pet grooming spa.
