Penthouse At The Lion Snapped Up For Record Price Per Square Foot
The sale of the penthouse at The Lion set the record for price per square foot for a real estate transaction in Lionshead Village: $3,063.90/SF.
The asking price for the four-bedroom, four-and-a-half-bath luxury condominium was $12M. The 3,427 SF penthouse sold for $10.5M on March 20. The condo has views of Vail mountain and the Gore Range and a huge 1,631 SF deck with a personal hot tub.
The previous highest price per square foot was $1,541 for a unit at The Arrabelle at Vail Square, Slifer Smith & Frampton Real Estate Lionshead office branch broker Matt Fitzgerald said. The sale of The Lion’s penthouse smashed that record by 17%.
“It’s a testament to the desirability of The Lion but also indicative of what’s happening in Vail and Lionshead right now,” said Fitzgerald, The Lion’s listing broker.
Sales at The Lion launched in the early part of the 2017-18 ski season. Since then, there have been 13 units sold or put under contract for a total of more than $50M in transactions closed or soon to be closed.
“The Lion is a great example of the overall market trend that we are seeing in Vail Village and Lionshead,” Slifer Smith & Frampton Real Estate President and Managing Broker John Pfeiffer said. “There is a tremendous demand for new construction, and buyers are willing to pay top dollar for the right location and amenities.”
Units available at The Lion range from one to five bedrooms with amenities such as oversized ski lockers with built-in double boot driers; an outdoor saltwater hot tub; an indoor infinite-current lap pool and saltwater hot tub; a fitness center with steam room; and an entertainment room. The property also has a three-level, 167-vehicle parking garage.
