Shovels Turn for 1401 Lawrence
Another day, another groundbreaking in Downtown Denver. Shovels hit the dirt recently for the 306k SF 1401 Lawrence, the first development in Denver for Canadian developer First Gulf. The property, designed by Denver-based Beck and targeting LEED Gold (pronounced LEED gooooooold, for Canadian hockey lovers), is proceeding after law firm Polsinelli signed on as anchor tenant. It will also include 8,000 SF of street level restaurants and retail.
Beck principal Doug Spuler tells us the project will add to Denver’s revitalized 14th St promenade and anchor the SW corner of the downtown core. It's four blocks from the Stout Street light rail station and two blocks from 16th Street mall transportation. Also, Doug says, the project will offer outdoor terrace spaces to better allow tenants to connect to the greater downtown context—an integration of indoor-outdoor space that's catching on among the next generation of offices.
