Granite Tower Signs Largest Lease Of 2018
The 12-year extension of Anadarko Petroleum Corp.’s lease for 295,743 SF of office space at Granite Tower was the largest lease signed in Denver in 2018.
That lease also was the largest signed in the 591,070 SF building for owner KBS during the fourth quarter, when it signed leases for a total of 384,716 SF in the building. New tenants at the property include Inflection Energy LLC, MountainView Financial and Causey Demgen & Moore P.C.
Cushman & Wakefield's Jim Bailey represented Anadarko in the lease.
“The bustling area provides access to a balanced professional and personal life,” said KBS Senior Vice President Clint Copulos, the property’s asset manager. “Tenants can enjoy the office amenities while being within walking distance to restaurants, retail and more."
KBS is planning significant renovations for the 31-story, LEED Gold-certified building at 1099 18th St. It will expand the main lobby and ground-floor common area into a bright and transparent architectural pavilion that will include a new food and beverage operation extended to the outdoor gathering space. It also will install a 100-bicycle storage facility adjacent to the lobby and convert the entire third floor into a new amenity floor, which will feature an open lounge and outdoor deck overlooking downtown. There will be a gym that offers group classes, Peloton bikes and locker rooms, and a conference facility that can accommodate up to 138 people.
“KBS’ overall strategy has been to acquire high-quality office assets that are well-located, then implement aggressive renovations to properly compete with significant developments occurring across the country,” KBS Western Regional President Rodney Richerson said. “Our thoughtful and forward-thinking renovations at Granite Tower have proven key to attracting and retaining premier tenants at the property.”
