A four-star hotel being built as part of Ronan Group and Colony Capital’s Spencer Place development has been leased to Dalata Hotel Group.

Construction has started on the 200-bed hotel, which is scheduled to be up and running by the fourth quarter of 2020.

Dalata said that while the property will operate within its portfolio it will have “bespoke branding consistent with the broader Spencer Place development”.

That development includes 430K SF of office space that has been fully let to Salesforce, as well as an aparthotel and 325 apartments.

Dalata said it will operate the hotel on a 35-year operating lease subject to five-year rent reviews linked to the consumer price index.

“Today’s announcement brings the number of hotels in our development pipeline to nine with more than 2,300 rooms in Dublin and the UK,” Dalata Deputy CEO — Business Development and Finance Dermot Crowely said. “We remain confident of announcing further new deals in 2019.”

Properties in the pipeline include a 4-star 140-bed Maldron hotel on the site of the Tara Towers in Dublin 4 — due to open in Q1 2021. The company also plans to open hotels in London, Manchester, Birmingham, Glasgow and Bristol over the next three years.

Dalata Group CEO Pat McCann is one of the speakers at Bisnow’s next Dublin event, Dublin’s Big Hotel Reception, on 12 February.
