Nick Sanfilippo serves as Senior Vice President of Project Management for Franklin Street. In this role, he leads the firm’s project management division, which provides comprehensive development and construction services for both investor and occupier clients, nationwide. Mr. Sanfilippo has nearly 20 years of experience in building and leading project management teams, while consistently creating value for his clients ranging from new developments to redevelopment projects to programmatic store opening rollouts. Throughout this career, Mr. Sanfilippo has completed over 30 million square feet totaling nearly $1 billion worth of development across the United States. He brings preconstruction and construction operations expertise in estimating, value engineering, bid procurement and final cost analysis. Before joining Franklin Street, Mr. Sanfilippo successfully led a team of project managers for DDR Corp., covering a region of Southern, Southeastern and Mid-Atlantic states, as well as Puerto Rico, which made up over half of the company’s portfolio. While serving in this Senior Director position, he completed projects totaling over $120 million and nearly 2 million square feet of tenant buildouts and ground-up construction across multiple markets and product types. Mr. Sanfilippo is a prominent member of the International Council of Shopping Centers (ICSC) and has previously served as the Chairman of ICSC’s Next Generation Chair Committee. He is also active with the Buckhead Club and the Association of Young Real Estate Professionals. Mr. Sanfilippo earned a bachelor’s degree in Business Administration from the University of Georgia and a Master of Business Administration in Real Estate from Georgia State University. He is a licensed Real Estate Salesperson in Georgia.

Keith Stocker brings 25 years of experience to FORGE. Keith started his career in Chicago as an architect focusing on tenant improvement and corporate assignments. Keith transitioned from practicing architecture to an Owner’s Representative, focusing on large corporate, hotel and high-end retail projects with global clients such as Eataly, AJ Gallagher, Thompson Hotels and Langham Hotels. Now as Vice President, Keith’s focus is to work with customers and end-users utilizing FORGE’s turnkey approach to streamline construction by eliminating costly delays and disruptions. Keith has a Bachelor of Architecture from the University of Illinois, a Master of Architecture from the University of Michigan and an MBA from Lake Forest.

Kelly Miller has focused her career on leading top interior design teams coast to coast and leverages her vast market experience to create notable communities alongside the best of our industry’s developers in multifamily. As Director of Portfolio Operations & Integration for Banko Design Kelly engages her 15 dedicated years focused on multifamily interior design to bring vision and interior design expertise to new-construction, adaptive reuse, and renovation. Her work has brought thriving communities to core markets – Atlanta, Nashville, Salt Lake City, Charlotte, Raleigh, Austin, Denver, Orlando, Chicago, Jacksonville and ATLANTA just to name a few! Jim has over 29 years of experience in the A/E/C Industry with a focus on the construction phase of projects. He has been a key member of many successful teams in various sectors such as Office, Hospitality, Mixed Use, Multifamily, Institutional, and Industrial. Jim has extensive experience in all aspects of the construction industry and focuses on the construction phase of projects. His broad perspective and understanding of the principles and procedures required for successful construction projects enables him to proactively assist all parties to achieve common goals. Jim is detailed oriented and has the ability to focus on the true priorities of a project and completing them timely. He professionally engages and works with the contractor on each project to encourage the construction of the final product as it was designed.

Jeff Garrison’s passion is to create dynamic, community-changing retail centers that encompass connection, walkability and activation. He believes development should drive neighborhood engagement and bring people together for experiential shopping and dining. His key strengths lie in shaping the future of a community layout and thoughtfully converting urban infill into thriving neighborhoods that benefit residents in meaningful ways. Jeff is a partner at S.J. Collins Enterprises and has been with the company since its 2007 inception. He handles the intricate mechanics that bring a vibrant development property together – from locating new sites, building tenant relationships and communicating with neighborhood groups to hiring contractors and shepherding the project to its final phases. Over the past decade, he has developed more than 5 million square feet of retail and mixed-use space across the country. Current projects include The Interlock, an award-winning $450 million mixed-use center rising in Atlanta’s West Midtown neighborhood, and Southern Post, a multi-use property soon to transform a much-needed section of Roswell, Georgia. Jeff graduated magna cum laude with degrees in real estate and speculative finance from the Wharton School of Business at the University of Pennsylvania. He holds a Georgia real estate license and is a member of the International Council of Shopping Centers. He currently serves on the board Mount Vernon Presbyterian School, where his children attend school. Jeff lives in Atlanta with his wife Jennie. The two have three children.

Charles Pinkham III is Senior Vice President of Development for Portman Holdings. With nearly two decades of commercial real estate experience, Charles is responsible for sourcing, structuring, and executing developments across the United States. He manages program conceptualization, entitlement, design, construction, and transition to operations for a multitude of developments, including office, hotel, life science, retail, and mixed-use projects. Charles has worked for Portman Holdings for more than 15 years, previously leading development finance in Portman’s Shanghai office. Prior to joining Portman Holdings, he worked for WestWind Capital Partners on the asset management team overseeing a trophy office and class-A retail portfolio valued at $2.5 billion. Before WestWind, he worked in private equity for Eads & Heald Investment Counsel. Charles currently serves on the NAIOP Mixed-Use Development National Forum and is a member of the Real Estate Group of Atlanta. He is active in his community, serving on the stewardship board and volunteering for East Cobb Church, as well as serving on the board for O’Kelley Servant Leadership, an affiliate of the Atlanta Children’s Foundation. Charles earned a BBA degree in Finance from The University of Georgia.

Shaun has over 25 years of experience in the Real Estate Development and Property Management business as a Principal and CEO. Over the past 17 years, as Founding Principal of CMC Development Group he has developed more than 500 residential units, including Tax Exempt Bond and Low-Income Housing Tax Credits financed, Supportive Veterans and Senior Housing, Luxury Rental and Condominium developments. Shaun also spreadheads CMC’s NYC, North Carolina, and Atlanta development pipeline of additional 500 planned units including the company’s first Shipping Container designed multifamily live work building. Throughout his career, Shaun has been a leader in the development of state- of-the-art Green and Sustainable Design building techniques and has developed several Commercial, Public facilities and Adaptive Use developments. He is also a pioneer in the utilization of New Markets Tax Credit financing and an innovator in the redevelopment of under- performing Church and private properties. He is a Board Member of the Primary Care Development Corporation’s (PCDC) National Capital Advisory Board, National Development Council (NDC) New Markets Tax Credit Advisory Board and advisor to several public and private organizations. Shaun is also the former NYC Broadband Advisory Board Chairperson, appointed by Mayor Michael Bloomberg. Shaun holds a degree in Economics and Business Management from Howard University. He is a graduate of the Columbia University Institute for Non- Profit Management and has served as Alumni Speaker (1997 & 1998, 2007) and Program Advisor. Shaun has also completed the Harvard University Graduate School of Business Executive Education Program.

Michael assists clients in all areas of commercial real estate, including acquisitions and dispositions, leasing, joint ventures, and development. Through his involvement with each phase of the asset lifecycle, Michael has the foresight to help clients structure transactions on the front end to minimize potential issues that might otherwise arise when a project is sold. He takes a forward-thinking and collaborative approach to every engagement. Michael has significant expertise with capitalizing Class A multi-family, office and hotel developments and with negotiating leases on behalf of landlords and tenants for office, industrial and retail space. Among his most notable leasing matters are two build-to-suit leases for sister office towers comprising approximately 600,000 square feet with an institutional-grade credit tenant on behalf of an Atlanta-based developer, a 5-floor corporate headquarters office lease for a national retailer tenant, and five full-building industrial leases on behalf of large-scale owners of real estate based in the mountain west and on the west coast. Michael has negotiated numerous declarations and easement agreements for mixed-use developments (including vertical mixed-use). He also has experience negotiating hotel management agreements and hotel franchise agreements with national brands on behalf of owners. For the past six years, Michael has co-led a team of 14 attorneys who handle the bulk of the real estate development work nationally for a restaurant franchise with annual gross sales of over $11 billion. Michael graduated summa cum laude from University of Richmond School of Law.
