Rachel Gutter is President of the International WELL Building Institute (IWBI), a public benefit corporation with a mission to improve human health and well-being through the built environment. In 2016, as IWBI’s Chief Product Officer, Rachel expanded the WELL Building Standard to address all building types, as well as whole districts and communities. Becoming President in 2018, she led the effort to bring a new version of WELL to market, shaped IWBI’s research and education platforms to accelerate market transformation and developed the WELL Portfolio program and IWBI Membership platform.  Rachel came to IWBI after nearly a decade at the U.S. Green Building Council, where she served as Senior Vice President of Knowledge and was Founding Director of the Center for Green Schools.  A widely sought after expert and inspiring speaker, Rachel’s game-changing contributions to sustainable building have been featured in The New York Times, The Washington Post, NPR, FOX News, and CNN, as well as in leading industry publications including Fast Company, Metropolis, Grist and GreenBIZ.

Steve Modory joined Champion Partners in 1993 and currently serves as one of the firm’s two Co-Managing Partners. At Champion, he is responsible for managing various investment, finance, and ongoing debt and equity capital relationship activities. These duties are primarily for principal-related investments and developments, both on a speculative and build-to-suit basis, as well as property/asset dispositions. Prior to joining Champion, he was affiliated with Trammell Crow Ventures in Dallas from 1987 to 1993. At Trammell Crow, he was initially involved with the analysis and closing of investments for two institutional funds with in excess of $2 billion in assets. For these same investment funds, he later handled all fund-level portfolio management and finance activities. His civic and professional affiliations have included the Red Cross North Texas Chapter (past Board Chair), the Real Estate Council of Dallas (past Foundation Board Chair), the Urban Land Institute (past ODC Council Chair), the NAIOP North Texas Chapter (past Board Chair), the Highland Park Independent School District, and HPUMC. He is a 1987 graduate of Stanford University with a Bachelor of Arts degree in Economics.

Chelby Sanders is Executive Vice President at CBRE within Transaction Advisory Services and over her career negotiated over 40M SF of client engagements, where she specializes in exclusively advising corporate tenants on their occupancy needs. Ms. Sanders’ clients engage her for any matter related to their space needs and range from complicated headquarter relocations, campus consolidations and redesigning of space post Covid. Her clients call on her when considering any real estate transaction whether it is renewing, expanding, or subleasing. She is trusted by her clients and guides them through a proven process that creates outstanding results, time and time again. Education Clients Represented Notable transactions include representation of over 40M SF of office space, including the award- winning JC Penney's headquarter consolidation for 2.1M SF, Charles Schwab's new campus for 1.2M SF, and American Airlines new HQ campus for 1.4M SF. Other notable assignments include Integrity Marketing Group HQ 235,000 SF, and Hilton Worldwide' s HQ relocation for 200,000 SF.

Born and raised in South East London, Adam has always been a ken sportsman; representing his high school in Soccer, Rugby and Cricket. He started his working life as a Police Constable in Central London and then moved on to becoming a “Mens Grooming Expert” (which led to him appearing on The Times, The Telegraph, The Independent & GQ). This career path bought Adam to Dallas, Texas where he met his wife and decided to settle down. In Texas, Adam chose to start over or “re-tool”, and pursued a Management Degree at SMU. Once his studies were complete, Adam moved into sales of HVAC where he touched many commercial construction projects. Adam loves the thrill of new challenges, and meeting new people and can't wait to start his career with Bisnow in Dallas.
