We focus on thoughtful planning, development, and the coordination of initiatives that support downtown businesses, property owners, residents, and visitors. DTSM, Inc. oversees the Property-Based Business Improvement District, which is defined by Ocean Avenue to the west, Wilshire Boulevard to the north, Lincoln Boulevard to the east, and the Santa Monica Freeway to the south.

For over 25 years, Mr. York served as board advisor to Downtown Santa Monica Inc. and led DTSM's efforts in economic development, long-term strategy and planning and retail retenanting, successfully creating a thriving and diverse downtown district. World-class development valued at more than $1.5 billion is planned for this seaside community with significant additional mixed-use, retail, and commercial investments proposed. Third Street Promenade is an internationally recognized destination and a leading case study for successful downtown revitalization /// Project: Santa Monica Proper, Santa Monica, CA: Client: 710 Wilshire, LLC. Santa Monica Proper is the adaptive reuse of an historic landmark building and adjacent new construction to create a 271-room hotel with approximately 18,000 square feet of ground floor and rooftop retail and restaurant uses. YCG worked on concept and design development, entitlement strategy, the hospitality program and amenities, hotel operator selection, hotel management agreement negotiations, identification of joint venture partners, partnership agreements, financing, development and other aspects of the project to ensure a successful outcome. Kennedy Wilson Brokerage - IKEA in Santa Monica: An IKEA Pick Up Point is now open at 3017 Wilshire Blvd. in a high-profile endcap space at Stanford Court, a daily needs retail center leased and managed by Kennedy Wilson Property Services. The new small format outposts by the international home furnishing giant represent a creative solution to reach urban customers with convenient pick-up services /// Redevelopment Sale and Noma Sushi Relocation: Kennedy Wilson Brokerage facilitated the $7 million sale of a small retail center at 2033 Wilshire Blvd. to area developer Cypress Equity Investments. As part of the sale process, and in anticipation of the parcel’s imminent redevelopment, the Kennedy Wilson Brokerage team also assisted in the future relocation of Noma Sushi, a beloved neighborhood restaurant which opened at the property in 1982 /// 2nd Street in Downtown Santa Monica:  Kennedy Wilson Brokerage has secured notable tenants along this busy commercial corridor including Luke’s Lobster, Dan Modern Chinese, Tia, AJA Vineyards and BodyROK.
