Why Multifamily? Well, the asset type delivered another strong year for investors across the country in 2017, racking up big numbers like:
- $94.2 Billion in Investment Sales
- Average cap rate of 4.2%
- 1.3% net 12-month net absorption
- 2.4% 12-month rent growth
Looking forward, developers are set to register the second highest annual completion counts of this cycle in 2018. As of the end of the year, nearly 25% of all units under construction in the US were in urban cores reports CBRE.
Leaders in the area are advocating for increases in the supply of affordable housing like NYC Mayor Bill de Blasio upping his ante by raising his goal for creating and preserving affordable housing in the city from 200,000 to 300,000 units by 2026.
But, is demand for affordable housing tax credits shoring up? With a looming fear of what the new tax reform could mean and future legislative uncertainty, the implications on programs like LIHTC are unclear.
