Herald Towers

Herald Towers is the single largest urban flagship retail opportunity in the United States at one of the most heavily trafficked intersections in the world.  The property offers a full block presence with over 550 feet of linear frontage 50 feet in height diagonally across from Macy’s Flagship (#1 store in the world with revenue of approx. $1B). It is the largest billboard valued storefront available in the country. Importantly, the building is not landmarked and the façade could be completely redesigned to match the aesthetic of any new occupant.

Over 100 million people walk by the building annually and over 209 million people use the adjacent Penn Station transportation hub.  There is no other available retail location like this in the world.

Why This Matters

What You'll Learn:

  • How are developers and investors approaching retail's uncertainty and the high cap rates that go along with these assets?
  • Which markets are leading the way with deals, foot traffic and leasing? What is the differentiator in those markets?
  • How bullish or hesitant are developers, investors and brokers about retail getting back to 2019 levels?
  • Understand what the next wave of retail looks like including open air shopping, grocery delivery, technology-based grab and go services and ghost kitchens.
  • How are end users and developers using the shifting market trends as an opportunity to pursue different lease terms and changing development location strategies?
  • With uncertainty in the market, how does this impact the leverage of tenants, landlords and brokers when negotiating deals and lease length?

How you'll do more business:

Enhance your business by gaining a stronger understanding for the current confidence in the retail market and what growth opportunity exists to make money on investing in a retail rebound.
