Mr. Botel founded JOSS Realty Partners in 2005. He oversees all company investment and management activities. Since inception JOSS has acquired 18 office assets totaling over 2.5 million square feet with a value in excess of $750 million in New York City, Washington, DC, Philadelphia and Miami. Prior to JOSS, he spent three years as the Chief Operating Officer at Broadway Partners, where he oversaw all operations, staffing, asset management and underwriting activities. Mr. Botel directed Broadway from a sole proprietorship with limited operating capability to a full service real estate investment company owning 3.6 million square feet of commercial office space valued at over $850 million.From 1997 to 1999 he was a Vice President and Head of Real Estate at Fortress Investment Group / UBS Global Principal Group / BlackRock Capital Finance. Mr. Botel held previous positions at Mutual of New York Real Estate and Prudential Realty Group. Mr. Botel is also a General Partner of two affiliated Minor League Baseball teams, the Richmond Flying Squirrels (SF Giants AA) and the Omaha Storm Chasers (KC Royals AAA).Mr Botel received his M.B.A. from the University of Chicago Graduate School of Business in 1993 and B.S.B.A from Georgetown University in 1988 and currently serves on the Georgetown University McDonough School of Business (MSB) Board of Advisors and Executive Committee for the MSB Real Estate Initiative.

Stephen joined Rubenstein Partners in 2008. As Regional Director of the Mid-Atlantic, he is responsible for the firm’s investment and asset management activities in the region. Stephen is also a member of the Investment Committee. Prior to Rubenstein Partners, Stephen worked at Starwood Capital Group, Catterton Partners and Merrill Lynch. He graduated from Duke University with a Bachelor of Science in Economics and received his MBA from The Wharton School of the University of Pennsylvania.

George S. Hasenecz is the Senior Vice President – Investments of Brandywine Realty Trust. Since 2009, he has been responsible for the Company's portfolio management and investment activities as Brandywine has shifted its portfolio to focus on CBD and town center office properties as well as mixed-use projects in Philadelphia, Washington, D.C. and Austin, TX. Previously, George had served as Brandywine's Vice President of Investments and Director of Acquisitions from 2000 to 2006. George also worked at ProLogis as Vice President – Capital Deployment from 2006 to 2008 where he oversaw development and investments for the New Jersey and Pennsylvania regions. Prior to his previous tenure at Brandywine, George served as Vice President – Acquisitions with Keystone Property Trust where he oversaw the sale of Keystone’s office portfolio as the company transitioned to a pure-play industrial REIT. George is the board chair for Starfinder Foundation which is a nonprofit, youth development organization based in Philadelphia. George is also an active member of the Urban Land Institute. George received his B.S. in Accounting and Finance from Drexel University.

Mr. Rodio is a Senior Managing Director and co-head of the Philadelphia office alongside senior managing director Mark Thomson, who has served as an office head since the opening of the Philadelphia office in December 2013. Additionally, Mr. Rodio focuses on office investment sales in Greater Philadelphia and throughout the northeastern United States. During the course of his more than 13-year commercial real estate career, Mr. Rodio has been involved in more than 200 investment sale and financing assignments covering a wide range of office, industrial, retail and multi-housing totaling more than $6 billion in volume and 30 million square feet. Mr. Rodio joined HFF in July 2016. He was previously with Jones Lang LaSalle (JLL) where he was a managing director and co-head of the Philadelphia Capital Markets Group. Priorto joining JLL in 2010, Mr. Rodio held senior office investment sales positions at CBRE and Marcus & Millichap where he was consistently a top producer. He was elected to the National Board of Directors for NAIOP in 2014 and is also an active member of the Urban Land Institute. Mr. Rodio has served as a guest lecturer at the Daniel M. DiLella Center for Real Estate at Villanova University and attended Penn State University where he was a member of the varsity baseball team.

Erik Williams assists clients with commercial real estate transactions, with an emphasis on site acquisition, disposition, finance, construction, and leasing matters. He has advised a broad range of public and private clients, from small entrepreneurs to large institutions. Erik also represents numerous hospital and health care institutions, colleges and universities, and developers in connection with complex project development and construction-related matters. He also advises landlords and tenants on matters involving real estate law, including the development approval process, financing, leasing and construction. Erik regularly lectures to a variety of audiences on real estate-related legal issues. He co-authored several chapters in the Annual Real Estate Institute Manual, published by the Pennsylvania Bar Institute (PBI). He is also a frequent contributor to various real estate periodicals and actively participates in firm management, including as vice chair of the Real Estate, Energy and Environmental Department and vice office managing partner of the Philadelphia office. Prior to entering law school, Erik taught English and journalism at St. Michael’s High School on the Navajo Nation Reservation in Window Rock, Arizona. He received AmeriCorps’ National Service Award for outstanding volunteer contribution to national education.

Her unique perspective on people, place, and work brings a distinct advantage to each client with whom she works.

Rich directs the development, leasing, and management of Keystone’s portfolio with a forward-thinking insight that brings concepts to execution. At Keystone, he’s credited with over 20 million square feet of lease transactions and five million square feet of development, collectively valued in the billions of dollars. His career-defining transaction (so far) is signing Amerisourcebergen to their new headquarters, catalyzing the development of SORA West in Conshohocken. Prior to Keystone, Rich held leadership roles at Stoltz Management Company, Prentiss Properties Trust, and Pennsylvania Real Estate Investment Trust. Rich holds an MBA from Temple University and is a licensed real estate broker in Pennsylvania.

John Campbell is a specialist in workplace programming, planning, and design strategies. To help achieve more efficient workplaces and to understand the work processes of clients, he works closely with them, either in brainstorming groups or in an observatory role. As new technology becomes more pervasive in offices and as business needs change, John works to ensure that his clients’ environments continue to fit their needs. For clients such as GlaxoSmithKline and W.L.Gore & Associates,he developed innovative workplace configurations that incorporate the technologies and spaces needed for contemporary business. The president of GSK US Pharma praised the design for their headquarters, saying: “My teammates and I are energized by this new environment where we can do our best work and collaborate without the constraints of office walls.”

Stephen Beacham, AIA, IIDA, is a principal and director of design for interiors at HOK. He brings more than 30 years of experience as an architect and interior designer. Stephen designs from the inside out to ensure that clients get the most value from their facility investments. His design solutions respond to each client’s unique goals and needs. Stephen recognizes the value of inside out planning, assuring that the elements that are planned for a project fit in the spaces they were intended for. He works best as a “problem solver” by processing what a client verbalizes, but also by what they may not be able to verbalize, and creates design solutions that enhance their business regardless of the project type. Stephen has valuable experience with many project types, including aviation, hospitality, public sector and corporate. Stephen led the design of HOK’s new Philadelphia office space, which opened on in June of 2015. HOK’s new office is located on the 15th floor of the One Logan Square building in Philadelphia’s Central Business District. The reception area, meeting spaces and spacious design studio overlook Logan Square, the Barnes Foundation building, the Academy of Natural Sciences and the Franklin Institute. Expected to achieve LEED Silver certification, the space promotes sustainability, design excellence, innovation and collaboration. Stephen earned a Bachelor of Architecture and Interior Design from Pratt Institute. In addition to Daroff Design, has previously worked with RMJM Hillier and Gensler. He is a member of the American Institute of Architects (AIA) and the International Interior Design Association (IIDA).

Robert Diemer, PE, LEED AP is a partner of AKF with over 35 years of experience in building systems engineering and design. As an expert in the design and integration of high performance mechanical systems with a specialization in sustainability, Rob is the founding partner of AKF’s high performance building lab. He spearheads AKF’s WELL Building, Passive House, and Net-zero Design projects. Rob is past Chair of the Delaware Valley Green Building Council and has lectured extensively on sustainable design and high performance HVAC systems, including presentations for AIA National and at the Building Performance Congress, Frankfurt, Germany. He is a member of ASHRAE, USGBC, and IFMA.
