  • Costs are still rising for both for sale and for rent housing — albeit slowly. According to Bisnow, asking rents rose 0.4% month-over-month, in June, coming in at $1,726, while year-over-year, rent growth for the month was 1.3%. Single-family rents also grew in June, but that sector too has seen a slowdown in rental growth, dropping 80 basis points for the month to 1.3% year-over-year growth in June. How are these slow increases in costs impacting renting decisions across the East Coast?
  • Amidst today's economic volatility, how are investors sourcing debt for the capital stack? How are developers financing net-new projects, versus handling acquisitions of multifamily portfolios?
  • According to Delta Associates, the number of Class-A apartments actively leasing up in the D.C. area hit a record level in the second quarter of 27,697 units. How are the region's property managers and owners working to woo new residents to these buildings and working to remain competitive?

How You'll Do More Business: According to CBRE, housing is coming -- and lots of it. The firm forecasts that delivery of a near-record 716,000 new multifamily housing units over the next two years will push the sector’s overall vacancy rate above equilibrium from 4.6% to a peak of 5.2% by year-end of 2023. That doesn't mean that the sector is out of the woods — investors and owners will have to first battle rising rents and housing costs, paired with difficulties sourcing debt and other economic factors making it difficult to pencil and close new deals. While supply is promised down the pipeline, how are today's issues such as labor, delays in supply chain, and raw materials, paired with changes in policy both regionally and nationally, changing the way we build and invest in multifamily?
