80 M STREET | D.C.’s First Mass Timber Project

80 M Street is the first-ever mass timber office project in Washington, D.C. Resting atop an existing seven-story commercial building, the 107,000 SF mass timber vertical extension added two office floors and a third penthouse level with additional offices and amenities, shared and private outdoor terraces and a communal lounge and rooftop terrace. 80 M Street’s biophilic design provides generous ceiling heights, with the new floors offering 15’ slab-to-slab heights and improved depth of light penetration by almost 200%. 80 M Street’s recent renovations include an inspiring ground floor enhancement project featuring a state-of-the-art conference center, fitness center, and a hospitality-inspired lobby. Most recently, the building delivered strikingly designed spec suites on the 4th floor to include a wellness room, conferencing and call rooms. The award-winning office building sits in the heart of D.C.’s vibrant Capitol Riverfront neighborhood and is a block from the Navy Yard-Ballpark metro station, adjacent to a Capital Bikeshare station, and is I-695 accessible.

Christine Shiker

Christine Moseley Shiker is the practice group leader of Holland & Knight's Washington, D.C., and Northern Virginia Land Use & Zoning Group. She also serves as co-chair of the firm's Embassies and Sovereign Governments Practice. Christine represents clients on a variety of land use and zoning matters in the District of Columbia, including proceedings before the Zoning Commission, the Board of Zoning Adjustment, the Public Space Committee, and the D.C. Council. Christine provides guidance and strategy from the beginning of a project in due diligence, through any discretionary entitlement requirements, to delivery and occupancy of a completed project. She handles large, mixed-use, and multi-phased projects throughout the downtown core of the District of Columbia as well as in emerging neighborhoods. Her experience includes processing planned unit developments and design review cases, securing map and text amendments before the D.C. Zoning Commission, obtaining variance and special exception relief for property owners before the D.C. Board of Zoning Adjustment, navigating projects through design review before the U.S. Commission of Fine Arts and the D.C. Historic Preservation Review Board, pursuing legislative changes and approvals before the D.C. Council, and preparing analyses and opinions on zoning and building code issues. Christine is also experienced in securing public space approvals before the D.C. Public Space Committee and works closely with her clients to interface with the Department of Consumer and Regulatory Affairs for permitting and occupying development projects. In addition, Christine leads Holland & Knight's foreign missions land use team and has represented a variety of international organizations with zoning entitlement and public space issues. The firm's foreign missions land use team has represented more than 60 foreign governments in zoning, real estate, and related issues in Washington, D.C. Christine serves as chair of Holland & Knight's Women's Initiative in the Washington, D.C., office.

Katherine Hartley

Ms. Hartley assumes day-to-day responsibilities for a comprehensive range of complex development activities specific to one or more projects, to expedite and ensure project completion according to specifications. Katie currently oversees many facets of a transformative 6-acre, multi-phase development in Washington, D.C., The Stacks, including the recapitalization, retail development, coordination of stakeholders, and key project decisions. Katie recently worked in consultation with the parent company’s CEO and other staff to establish and execute the development plan for a comprehensive historic renovation of the Stephen Girard Building in Center City Philadelphia from an office building to a boutique hotel, including a historic tax credit financing capital structure. Previous projects also include the repositioning, releasing and refinancing of The Bloc, a 4-acre mixed-use project in Downtown Los Angeles, CA. Upon completion of the renovation, the revitalized retail center was filled with a robust line-up of tenants and the hotel was recognized as the Sheraton Grand Los Angeles, a higher echelon within the Sheraton brand. With a strong understanding of the entitlement, design, financing, leasing and construction processes, Ms. Hartley manages development staff and works closely with design, construction and development professionals to carry out project objectives. Throughout her tenure at National, Katie has remained dedicated to working toward adding value to owners, development partners, and project stakeholders. Katie joined the parent company in 2011, working as a Real Estate Analyst providing market research and investment underwriting support. In 2013, when National Development was formed, Katie transferred to work as a Development Associate and has since been promoted to Development Manager and now Development Director. Previously, she worked in Virginia at Fairfax County’s Department of Planning and Zoning, held internships with KishimotoGordonDalaya Architecture and Devereaux and Associates, and was an Environmental Litigation Support Intern with the Beacon Group, LLC. Ms. Hartley earned a Bachelor of Science in Urban & Environmental Planning and a Bachelor of Arts in Economics from the University of Virginia.
