The Future of Downtown DC & The Golden Triangle

Gerren G. Price brings to the DowntownDC BID more than 15 years of experience directing and supporting large-scale youth, workforce, and education programs and initiatives in the government and nonprofit sectors. He joined the BID as Director of Public Space Operations in 2018. Previously, he served as Senior Associate for National Community Strategies at the Annie E. Casey Foundation. Gerren began his career managing a national youth mentoring program before serving in several capacities in the District of Columbia Government, starting in the Office of the Chancellor for D.C. Public Schools, then later serving as Director of Programs at the Department of Parks and Recreation and as a Senior Policy Analyst in the Office of the Deputy Mayor for Education. At the D.C. Department of Employment Services, he rose to hold the positions of Associate Director of the DOES Office of Youth Programs and Deputy Director of Youth Workforce Development, and also served as Deputy Director of Business Engagement and Intergovernmental Affairs and as the agency’s Interim Director.

Leona Agouridis is the executive director of the Golden Triangle Business Improvement District (BID), the 44-square-block area of the central business district that connects the White House to Dupont Circle. Prior to that she served in several leadership positions including Registrar of Voters for the District of Columbia, Media Relations Director of Metro, and Assistant General Manager for Communications, Marketing and Customer Service at Metro. She has served the Golden Triangle since 2006, putting in place key initiatives that include award winning emergency preparedness, placemaking and sustainability initiatives.

Craig joined Marx Realty as its President and CEO in 2017 and has been responsible for growing the company as well as streamlining the company’s strategy by focusing on value-add office investments in three core markets: New York City, Washington D.C. and Atlanta. Craig is also charged with repositioning Marx’s entire portfolio as well as growing the Marx team and profitability. Over his 25-year career, Craig has vast experience in every aspect of the real estate industry and believes in a very hands-on approach. Prior to Marx, he held senior roles at both private equity and private development companies, including redeveloping over 50 assets in major markets across the country with a particular emphasis on NY and DC. Craig’s projects have received various awards from industry groups such as NAIOP, BOMA, Globe St., Crain’s, Washington Business Journal and AIA. He has been interviewed as a thought and innovation leader in several features in the Wall Street Journal, CNN, Bloomberg and on CNBC, and was selected as one of the Real Estate Forum’s Best Bosses of 2019. Craig was named to the 2020 Commercial Observer’s Power 100 List. Craig previously practiced law in the real estate and litigation departments at Skadden before transitioning to the business side of the industry. Craig graduated Cum Laude from Tulane University’s Freeman School of Business (where he currently serves on the Executive Committee of the Advisory Board) and earned a J.D. at Fordham University’s School of Law. Craig serves on the Mixed-Use Council of the Urban Land Institute and on the Strategic Advisory Council of Shadow Ventures, a venture capital firm specializing in PropTech investments.

As Managing Director and a member of the DC region’s senior leadership team, Andy Eichberg is responsible for leading the regional brokerage platform; providing senior leadership across other regional business lines; further establishing the Stream brand throughout the Mid-Atlantic; and executing various principal and service-related undertakings and assignments. Andy has more than 25 years of experience in the DC commercial real estate industry, the majority of which has been dedicated to the leasing, acquisition and asset management of institutional-grade office buildings. Prior to joining Stream, Andy served as Managing Director for Tishman Speyer where he oversaw the leasing and marketing efforts for Tishman Speyer’s 4.0M square foot Washington, DC real estate portfolio. In this role, he led leasing efforts for new and redeveloped trophy projects such 2000 K Street, 2050 M Street, 900 19th Street, 1099 New York Avenue, 1775 Pennsylvania Avenue and 1155 F Street, as well as existing assets such as 2550 M Street, 1717 Pennsylvania Avenue, 1919 Pennsylvania Avenue, 1201 F Street and 1110 Vermont Avenue, among others. As a member of the senior leadership team for the region, he was actively involved in the region’s asset management, property management, development and acquisition efforts. Prior to joining Tishman Speyer in 2007, Mr. Eichberg was a Vice President of Leasing at Akridge, a local owner and developer. He also worked for Grubb & Ellis/Smithy Braedon as a landlord and tenant representative for 3rd party clients, as well as an Asset Manager and Portfolio Analyst at the Archon Group, an asset management and investment subsidiary of Goldman Sachs. Mr. Eichberg is a past President of CREBA, the Commercial Real Estate Brokerage Association of Greater Washington DC, and is also the President and founder of the James L. Eichberg Foundation (JLEF), a charitable foundation supporting numerous local charities. He has been actively involved with the Leukemia & Lymphoma Society of the National Capital Area (LLS), serving on the Executive Committee of the Leukemia Ball and as a past participant and contributor to LLS’s Team & Training Program and Light the Night Walk. He is a member of the Economic Club of Washington, DC and a past member of the Greater Washington Board of Trade’s Investor Relations and DC Public Affairs Committees and a past featured speaker of the DCBIA’s Construction Committee and panelist on the annual State of Leasing Market seminar. He is a lifelong resident of the Washington, DC area and a graduate of Dickinson College in Carlisle, PA, where he was a member of the Student Senate and captained the varsity baseball team.

Monika Kumor, a LEED-accredited architect and Principal at HOK, brings extensive design experience to commercial mixed-use projects in the Washington, DC metropolitan area and around the world with her astute sense of placemaking and understanding of the urban fabric. Monika’s recent repositioning projects, 1771 N Street and 1101 Sixteenth Street, are re-imagined office buildings in historic districts. The re-design rejuvenated both the buildings and the urban spaces around it while speaking to its heritage. Monika Kumor is a champion for sustainable design in HOK’s architectural practice and collaborate closely with clients and team partners to set the vision on design sustainable goals early in the design process.

As a Senior Principal and the Studio Leader of GHT Limited's Sustainable Programs Studio, James Hansen is instrumental in the firm's comprehensive approach to sustainability. Equipped with more than 20 years of experience, James delivers engineering design, energy modeling, and project management support for a wide range of projects in the Building Systems, Interiors, and OES Studios. James' portfolio includes extensive experience with the renovation and repositioning of commercial office buildings, such as 1200 17th Street, 1701 Rhode Island Avenue, and 2100 L Street. In his long-standing career at GHT, James has developed best practices for sustainability and provided a wealth of sustainable design resources. James' mastery of energy modeling, energy codes, and green codes in DC has positioned him as a valuable resource to clients and teaming partners.

Greg’s aptitude for Repositioning and Renovation is commensurate with his depth and breadth of technical construction knowledge. His innate ability to seamlessly navigate the complexities of renovating existing structures has yielded over 3.5 million square feet of repositioned space. From basic modifications to highly complex building overhauls, Greg ensures his project team members are on point to solve every challenge an older structure can pose. By focusing heavily on meticulous site review, preconstruction planning and team collaboration, he effectively leads his team to meet each client’s modern-day needs, all while delivering exceptional results.

John Falcicchio served as an advisor to the Bowser campaign and currently serves as the Mayor-elect’s transition director. Previously, Falcicchio was a Senior Vice President at DKC, a New York based public relations firm. In the 2012 election cycle, John was a Regional Political Director at the Democratic National Committee where he led political outreach on behalf of President Obama to elected officials, state parties and allied organizations in the Northeast and Florida. Before joining the DNC, John was a longtime aide to Mayor Adrian Fenty, serving in various capacities including campaign manager and Senior Advisor to the Mayor. He also was the Mayor-elect's campaign manager on her first campaign. John worked in a number of campaign roles including manager of Bowser’s first Council campaign, as President Obama’s DC State Director (2008 primary), field organizer for Howard Dean’s presidential campaign and finance director/GOTV coordinator for Sacramento Mayor Kevin Johnson’s first mayoral run. Falcicchio is a graduate of the Catholic University of America.

Zachary Leonsis is President of Media & New Enterprises for Monumental Sports & Entertainment (Monumental), a multi-platform sports, media, entertainment, and technology company located in the heart of the “DMV” in downtown Washington, D.C. Monumental is best known for its fan-facing brands which include the 2018 Stanley Cup Champion Washington Capitals, the NBA’s Washington Wizards, the 2019 WNBA Champion Washington Mystics, the 2020 & 2021 NBA 2K League Champion Wizards District Gaming, and Capital One Arena, as well as two additional team brands, three more venues, and equity in two media networks including NBC Sports Washington and Monumental Sports Network. As President of Media & New Enterprises, Leonsis oversees all of Monumental’s media rights relationships, operations, and revenues. Additionally, Leonsis also oversees all M&A, venture capital and private equity investment opportunities including existing investments in companies including Team Liquid, Epic Games, Niantic, Dapper Labs, and more. Leonsis also launched and oversees Monumental’s growing esports division. Leonsis represents Monumental on NBC Sports Washington’s board of directors as well as on esports team, Team Liquid’s board of directors. Recently, Leonsis was also a member of the board of directors of Acies Acquisition Corp which announced a successful business combination with social gaming company, PlayStudios. Leonsis joins Acies Acquisition Corp II as a founder and board member. Leonsis is also co-founder of Monumental’s industry-leading conference, the Sports Capital Symposium. In 2016, Leonsis launched Monumental Sports Network, co-owned by Monumental and NBC Sports Group, as a direct-to-fan content service provider seeking to reach cord-cutting sports fans. Monumental Sports Network offers paid-membership bundles that feature hundreds of live games across over 20 different sports leagues, hundreds of hours of original programming, exclusive merchandise discounts, and member-only events & experiences. After earning his undergraduate degree from the University of Pennsylvania in 2011, Leonsis received his MBA from Georgetown University’s McDonough School of Business and is a founding member of the Georgetown Entrepreneurship Advisory Board. He also joined the Advisory Board of the Georgetown McDonough School of Business in 2019. He received an appointment to serve on Virginia’s Governor’s Advisory Board on Service and Volunteerism in 2016, and is involved in a variety of nonprofit and charitable activities in the Washington, D.C., Maryland, and Virginia communities. The Washington Business Journal and Sports Business Journal both recognized Leonsis for his work in revolutionizing the direct-to-fan regional digital experience by both honoring him in their prestigious ’Forty under 40’ lists. D’Juan O’Donald’s career has spanned Commercial Real Estate, Structured Finance, Institutional Investment Management, Capital Markets and Distressed/Special Situations. Currently, D’Juan is responsible for investment strategy, acquisitions, redevelopments, and dispositions across JPMorgan’s balance sheet-owned real estate & REO portfolio ($20B). Prior to JPMC, he was sourced and executed equity, debt, and structured capital solutions ($2B) in the private market for institutional and middle market investors at Ackman Ziff. Before Ackman Ziff, he was employed by H/2 Capital Partners ($12B AUM international fund manager). While at H/2, D’Juan underwrote, managed, sourced, structured, and acquired CMBS, CDOs, senior mortgages, NPL’s, corporate loans, secondary equity fund LP interests and net-leased real estate, plus participated in investor relations activities. D’Juan began his career at LNR Property Corporation, a subsidiary of Starwood Capital Trust, in the Real Estate Investment Management, Finance & Servicing Group, where he amassed a breadth and depth of experience by remaining active in every part of the economic cycle by rotating through each revenue generating business unit. Highlights include directly facilitating the acquisition of subordinate, unrated bonds from CMBS pools ($16B); distressed loan restructures/workouts ($500MM); assisting in the partnership formation with FinTech company Ten-X (f/k/a Auction.com) and evaluating B-Notes, mezzanine loans, REOs, NPLs, RPLs, distressed, special situation and other opportunistic real estate equity and high yield credit investments ($10B). D’Juan holds an M.B.A. from The University of Pennsylvania’s Wharton School (Finance & Management), is a CAIA charterholder and obtained a B.A. in Mathematics from Duke University. On campus, D’Juan competed on the Football and Track & Field teams and was a member of the Duke Investment Club. Subsequently, D’Juan was a professional athlete in the Arena Football League. As an active member of the community, D’Juan served on the Advisory Board of the Robert F. Kennedy Young Leaders (RFK Human Rights Center) and volunteered with the Duke Alumni Clubs of NY and South Florida.

Andrew McGeorge joined Hines in 2020. He is a Senior Managing Director and head of multifamily activity out of the Washington DC Office. He is responsible for sourcing, acquisition, capitalization and executing multifamily developments transactions in the mid-Atlantic region. The $102M project is a joint venture with Quadreal. Led the acquisition, development and construction of “Fairfax Gateway” a 403 unit, mid-rise in City of Fairfax, VA. The $120M project is a joint venture with Pacific Life. Led the acquisition, and development of “Kings Crossing” a 350 unit, mid-rise in Alexandria, VA. The $100M project is a joint venture with NY Common. Led the acquisition, and development of 564 multi-family rental units in Charleston, South Carolina. The project consisted of 24 multi-family buildings valued at $84M. Led the acquisition, development and leasing of 580 multi-family rental units in Williston, North Dakota. The projects consisted of 16 multi-family buildings, valued at $105M and is a joint venture with The Carlyle Group. Led the rezoning and design of a 916,000 square-foot mixed use project “1401 Wilson” in Arlington, VA. The project consisted of a 514,000 square foot, 29-story, LEED platinum trophy office tower, 350,000 square foot (302 units), 32-story LEED silver luxury residential tower and 52,000 grocery anchored retail. The project, valued at $493M, is a joint venture with Goldman Sachs. Led the rezoning and development effort for “1812 North Moore” a 580,000 square-foot, 35-story, LEED Platinum trophy office building in Arlington, Va. The $330M project was s a joint venture with Goldman Sachs and the first LEED Core and Shell Platinum office building in the state of Virginia. 1812 North Moore currently serves as Nestle USA’s headquarters.

Anna Valero is president and co-founder of Pirate Ventures, a hospitality and media company which focuses on Delivering the Unexpected by curating environments and experiences where people feel welcome, acknowledged and safe. She transformed an 80 year-old former drug store into Hook Hall, DC’s premiere 13,000 square- foot multi-flex venue where corporate events, neighborhood gatherings, weddings, bar mitzvahs and community programming like movie nights and farmer’s market functions are hosted. She and her business partner launched the first axe throwing and rage room concept in the DMV – Kraken Axes & Rage, with multiple locations. Pirate Ventures’ events company has built more than 19 different event properties to date, including the iconic Taste of DC, Drink the District, Rock the Core and Cherry Blossom Beer & Wine Festival. With a diverse background in event planning and production, fundraising and marketing and brand campaigns, Anna’s projects have taken her to locations around the world. For past clients she specialized in the programmatic planning and production of conferences, galas and special meeting events for foundations and associations, such as the Rockefeller Brothers Fund, Gates Foundation and Sister Cities International. Additionally, she has experience in overseeing political fundraising for congressional candidates, attorney general races, as well as assisting with the management of political action committees. The American University graduate was recently recognized as a Washingtonian of the Year by Washingtonian Magazine and was included on the “Power 100” list by Washington Business Journal. She created the Hook Hall Helps initiative, a COVID-19 relief center effort started in partnership with the Restaurant Association of Metropolitan Washington to provide out-of-work hospitality industry colleagues with access to daily meals, supplies, and up-to-date information and training. The initiative raised nearly $1,000,000 through a mix of foundation and individual support and provides tens of thousands of meals.
