New Heights Affordable Housing Development Targets Local Seniors

A city of Houston partnership has opened a 114-unit affordable housing complex in the Heights.

The complex, at 900 Winston, is targeted at those aged 55 and up, largely those who have lived in the area and want to stay nearby.

The complex, which sits on 2 acres, was developed in a partnership with for-profit developer Magellan Housing as well as Royal American Development. The complex cost $30M, $11.2M of which was paid by Community Development Block Grant - Disaster Recovery funds via the city.

“We are pleased to welcome a new community serving people 55 years and older to a vibrant area of Houston,” Mayor Sylvester Turner said in a release. “This complex is a great example of the success we are having with Hurricane Harvey disaster recovery funds, and we remain dedicated to restoring and making whole those who lost so much to the storm."

The units are either one or two bedrooms; targeted at seniors who make 30% to 60% of the area median income; and 102 of the units are designated as affordable. It opened July 21, and is already 95% occupied.

The complex includes a community dining room, pool and fitness center, and it offers health and financial education.

“The new apartment community will provide high-quality amenities both inside and outside of the individual units,” city of Houston Housing and Community Development Director Keith Bynam said in a release. “This benefits people who want to stay in their community or relocate to be closer to the benefits of the Heights.”

The nationwide housing crunch also applies to the U.S.' growing number of seniors in need of low-cost and affordable housing.

To that end, the city has completed several affordable housing developments and is in the construction process on others, including another senior housing community at 2100 Memorial Drive, which was severely flooded during Hurricane Harvey.
