Bisnow Exclusive: Finial Group’s New Industrial Park
The Finial Group was escorting around a tenant looking for Northwest Houston industrial product with lots of outdoor storage. Finding next to none, the firm took matters into its own hands. Finial's Neil Martin, Keith Bilski, and Mike Sperandio (top buttons be damned!) tell us they closed last week on nine acres at Keith Harrow and Barker Cypress, where they plan to build Bear Creek Industrial Park, a mecca of outdoor storage. The firm is breaking ground next week on two spec warehouses; each will be 30k SF and 20-ton crane capable with two acres of outdoor storage.
The park sits between the Energy Corridor and Northwest Houston and has great access between them. Mike says energy companies often have large outdoor storage needs, but supply is limited (especially options for sale—Finial will either lease or sell to users). There are only two other projects with comparable proximity to I-10 and Highway 290 that offer users the opportunity to own a new crane-served facility with this much outside storage. That’s because land prices have kept developers from including storage in their sites. (This is a rendering of what the building would look like if it were in the game Tron.)
Keith says Bear Creek Industrial Park will be shell complete in May. User interest is off the charts—he tells us they began getting inquiries even before they’d closed on the site, and they already have done tours to prospects. (Who says Houston isn’t a pre-leasing market?)
