SCS Construction is gearing up industrial projects totaling 90k SF on two sites in the 290/249 corridor. Its a tight submarket and new product is rare, so this couldnt come at a better time.

We snapped SCS Robert Scherer flanked by the listing brokers ROI Properties Patrick Kelly and TNRGs Jon Sellers at 7449 Wright Rd. (One nice thing about the project is that they get to take outdoor field trips, we say from our dungeon.) SCS plans two 15k SF crane-ready buildings on the 2.3-acre site. The other site, 12920 Cypress North Houston, is 4.5 acres and will have three buildings totaling 60k SF. Patrick says theres a shortage of buildable land in this area (sites along FM 529 have utility issues and the Beltway is filled up). Hes seeing strong demand for buildings in the 10k to 60k SF range.

The area is starved for new product; Robert says hes built over 2M SF of industrial product there over the last decade, but it's becoming obsolete because users today want 25 hook height, 20-ton crane capacity, and outside storage. (Yes, both of these projects will feature all three.) Patrick tells us the team can break ground in a month but will probably wait for anchor tenants because they want to craft the buildings to demand. (For example, the Wright project could become one big building.) The facilities are available for sale or lease.
