Building a MOB? Better Please Mom
When little Timmy breaks his finger at Little League, who’s most likely to take him to the doctor? Yep, mom. And that’s one reason for the success of healthcare outpatient facilities popping up in retail centers, says Read King Medical Development prez Tim Delgado—convenience for moms. He was one of the speakers at the fourth annual Bisnow DFW Healthcare Real Estate Summit at the InterContinental Dallas yesterday. That’s Tim (as a kid playing football and when he was playing pro baseball on the screen) on the right with VMG Health real estate services director John Trabold.
Markets like Dallas are catching up to Houston, where ambulatory emergency centers or urgent care facilities have saturated the market. (You can't throw a rock without hitting one. But if you're hit by a thrown rock, at least you'll have some place to go.) Tim's prediction for healthcare real estate's future: more failures of small hospitals or acquisitions of these by bigger players as a result of the “poorly implemented Affordable Care Act.” There will also be continued expansion of hospital systems' access points with outpatient facilities and community care centers.
