Priced Out of Stafford and Sugar Land - Where's Everyone Heading Next?

Largely undeveloped areas in eastern Fort Bend County are benefiting from large crowds and high prices in Stafford and Sugar Land. Has the Fort Bend Tollway just begun a streak as the area's next focal point of development? These two deals may be a sign of things to come.

NAI Houston’s Jake Wilkinson helped ASI Investments and an undisclosed buyer purchase 10 acres each a block apart on Hillcroft Avenue at the Fort Bend Toll Road. Jake (here with his family) tells us the Fort Bend Tollway's access road is being expanded, which just increases the appeal.

Most interest in the area has been industrial, Jake says, and there's quite a bit of new product (including a number of distribution and single-tenant facilities). Jake's working on his next transaction in the area, listing 23k SF at 14043 South Gessner (pictured) for sale or lease. The two Fort Bend Tollway closed sites sit at Fondren and West Fuqua, and neither user has gone public with its design-build plans. Greater Houston Commercial Properties’ Tom Carter repped seller CG Reserve 164 in both deals.
