Developer Satya plans to break ground on the St. Regis Residences, Houston next year at 102 Asbury St., where residences would start on the 10th level with price tags of at least $2.4M.

The 4-acre site is just across Buffalo Bayou from River Oaks and just south of Memorial Drive. Satya aims for a 30-month construction timeline on the building, designed by Pickard Chilton, according to a release.

The St. Regis joins other branded residential developments that have popped up in the region, such as the 111-unit Ritz-Carlton Residences coming to The Woodlands and an Auberge Resorts Collection hotel that will have 44 condo units in The RO mixed-use development.

Branded condos coming to Houston are seen as an important indicator for the future of Houston’s luxury condo market, which is fueled by demand from empty nesters and affluent younger buyers

The St. Regis development will have 40K SF of indoor and outdoor amenities, including a lap pool, cold plunge pools, steam rooms, an arcade, a catering kitchen and bar, a pet spa and event space, the release says.

Design plans include a sky terrace on the 26th floor with a private dining room, cognac bar and Astor boardroom, named for the Astor family that founded the St. Regis.

“We are introducing Houstonians to a transformative lifestyle with incomparable experiences created for connoisseurs of the art of living,” Sunny Bathija, CEO of Satya, said in a news release.

Other features of the tower include concierge services, valet parking and generators for the entire building.

The 510-foot, curvy, three-sided tower will have floor-to-ceiling glass and a sloped tower top.

Pickard Chilton is the design architect, Kirksey is the architect of record, and ForrestPerkins is designing the interiors.

“We have taken inspiration from Houston’s rich oil history with the use of rich bronze and gold colors representing both luxury and industry,” ForrestPerkins Managing Principal Colletta Conner said in the release.

KW Landscape Architects was brought on to design the entrance under a tree canopy to create an arrival experience “carefully considered to align with the traditions of the St. Regis brand,” the release says.

Douglas Elliman Development Marketing is handling sales, and reservations launched Wednesday. The homes could go quickly, if the rate of sales for The Ritz-Carlton Residences in The Woodlands is any indication.
