This Week's Houston Deal Sheet

Brookfield Properties will renovate 3 Houston Center, or Fulbright Tower, at 1301 McKinney St.

It's the final phase for the entire Houston Center campus, which includes several other notable downtown office buildings. Construction will start this May and will end in early 2023. Gensler is project architect, and construction will be done by Harvey Builders. Renovations will largely circle around its lobby.

“When Brookfield Property Partners acquired Houston Center in 2017, we pledged to make meaningful capital upgrades that would completely transform the campus into a dynamic and vibrant downtown destination,” Travis Overall, executive vice president and head of the Texas Region for Brookfield Properties, said in a release. “With this next chapter of renovations focused on 3 Houston Center, we can proudly say that we have honored our commitment.”

PEOPLE

David Weekley Homes promoted Chris Weekley to president and Joe Rentfro to co-chief operating officer.

Weekley had joined in 2007 and has taken a variety of roles in Austin and Houston. Rentfro joined in 2006 and has also had several roles, including president for the Houston division.

SALES 

Stratiq Capital acquired 1219 Shepherd Drive, a 15K SF building in the Washington Corridor.

The building is currently fully leased by catering and events companies and has three kitchens. Stratiq Capital will also build a 2.6K SF ghost kitchen space. The property will be managed by commercial real estate brokerage company CXRE.

LEASES

Engineering and consulting firm Smith Seckman Reid signed a 21K SF lease at Ashford 7, an Energy Corridor office building.

Lee & Associates' Robert LaCoure, Jill Nesloney, Chris Lewis and Bryce Adams represented landlord Accesso. Newmark's Andrew Blaustein and Lispah Hogan represented SSR.

YMCA of Greater Houston signed a new 26K SF office lease at Westchase Commons.

The new space is at 3110 Hayes Road. JLL's Christian Canion and Matt Pruitt represented landlord Mission Cos. Fritsche Anderson's Margaret Ann Cook represented the tenant.

Walgreens leased an 11.5K SF office at Beltway 8 Corporate Centre at 4920 Westway Park Blvd.

NAI Partners' Michael Sieger, Lesley Rice and Andy Parrish represented landlord Agellan Commercial REIT. JLL's Cody Little and Bryan Means represented the tenant.

SPB Hospitality signed a 42K SF office lease at The Offices at Greenhouse for its new headquarters.

The company, which owns steakhouses and other restaurants across the country, moved from Nashville to Houston last year, according to the Houston Business Journal.

 CONSTRUCTION AND DEVELOPMENT

Printhouse

Lovett Commercial will rename and add more tenants to its 76K SF property in Eado, the site of the former Houston Post printing press.

The property, called Printhouse, is at 2410 Polk St. It will have three retail spaces, 20K SF total, on its ground floor and office space on the second and third floors, as well as a rooftop terrace. The entire building is 76K SF. 

A CVS opened at the space on Feb. 6.

Lakeview, a 1,200-acre master-planned community developed by Rooted Development, broke ground.

The development will be at FM 362 and State Highway 529, with homes between $400K and $800K. Houses will be built by David Weekley Homes, Jamestown Estate Homes, K. Hovnanian Homes and Sitterle Homes in its first phase. The area will also include a 45-acre lake, two entry-area lakes, a park and a community gathering space.
