Door Capital Partners acquired acquisition financing for Harper's Trace Center, a nearly 13K SF retail center in Conroe.
Door Capital Partners placed a five-year, fixed-rate nonrecourse acquisition loan with Woodforest National Bank, arranged by JLL Capital Markets Debt and Advisory team, led by Senior Director CW Sheehan, Managing Director Michael Johnson and analysts Hunt Wood and Matt Ctvrlik.
Harper's Trace Center is within Harper's Trace Village. It is set on 1.27 acres at 10161 Highway 242, and counts national fast-food chains, a Supercuts and several medical retailers as tenants.
SALES
Oxnard/Champions Business Park sold a 162.5K SF warehouse to an unnamed Dallas-based industrial investment fund. The facility is at 13315 and 13323 Veteran's Memorial Drive. The new buyer intends to renovate the roofs and exterior. Newman Kelly Commercial Real Estate's Jared Pinto brokered the deal.

CamCon Properties sold a 1.5-acre commercial tract at 32606 FM 2978 in Magnolia, represented by NewQuest's Jeff Lokey. Aqua Texas purchased the property, represented by Connect Realty's David Boatner.

Bruce Shelby sold 1.25 acres at 16602 El Camino Real, represented by NewQuest's Kevin Sims and Nick Ramsey. Buyer Serac Tommy's Carwash Upper Holdings was represented by Colliers' Wade Greene.

Memas Enterprises sold a quarter-acre of land at 2004 Sul Ross St. The land was previously a parking lot for popular bar West Alabama Ice House, but it will be used for another purpose. NAI Partners' Ryan DeGennaro represented Memas Enterprises.
LEASES
Canature Water Group signed a 35K SF lease and Lonestar Overnight inked a nearly 40K SF lease, both at South Belt Central Business Park on South Sam Houston Parkway E. The property is now 100% leased.
Cushman & Wakefield's Jim Foreman and Brooke Forrest represented landlord High Street Logistics Properties. Cushman & Wakefield's Stephen Schneidau represented Canature Water Group; HPI Tenant Advisors' Kendall King and Michael Waters represented Lonestar Overnight.

Floor and Décor Outlets of America renewed its 109K SF lease at 17211 North Freeway. Landlord Harman Income REIT represented itself with Wil Logan.

ACI Motor Freight leased a 25K SF industrial space at 2928 Greens Road.
The trucking company was represented by NAI Partners' Chris Caudill, while Prologis represented itself through Kyle Whieldon.

KSSM Industries leased a 10K SF industrial space at 34153 Sunset Lane in Brookshire. NAI Partners' Chris Caudill and Alisha Renshaw represented the tenant. Landlord Clover RE was represented by Lee & Associates' Preston Yaggi and Patrick Wolford.

Houston-based David Weekley Homes was selected as the No. 1 Best Workplace in Texas by Great Place to Work and Fortune magazine.
The ranking was based on employee feedback, David Weekley Homes said in a release, adding that 96% of its employees list it as a good place to work, compared to the average U.S. company, which has a 57% employee favorability rating.
