Cellipont Bioservices purchased 76.25K SF at 9501 Lakeside Blvd. in The Woodlands.
The cell therapy company was represented by NAI Partners’ Zach Leger and Holden Rushing; JLL Capital Markets’ Dave Baker and Brian Buglione represented landlord Vitrian. The facility has been commissioned in phases, with the first to begin in the first half of 2023.
“JLL is honored to have represented Cellipont, a best-in-class cell therapy CDMO, in achieving this critical milestone in their growth trajectory,” Baker said in a JLL press release. “Strong investor interest in this opportunity reflected the strength of Cellipont as a tenant, as well as projected growth in the cell therapy manufacturing space, and investors’ positive reception of the growing Houston life science market."
The new building will be in Research Forest Lakeside, a planned development at Lake Woodlands that will eventually include 760K SF of Class-A office as well as four retail buildings.

The Texas Annual Conference of the United Methodist Church sold a 48K SF former church in the Texas Medical Center to tenant Saint Nicholas School.

5510 Brystone Drive LLC bought a 13.6K SF industrial building on 1.29 acres at the same address within Brittmoore-Tanner Business Park. Colliers' Kent Willis represented the seller.

Solugen purchased a 20K SF industrial building on 4.14 acres at 11851 Ormandy St., represented by Fritsche Anderson Realty Partners' Jim McGonigle and Brandon Wuntch.
Houston Fence Co. sold it, represented by Collins Realty Group's Troy Collins.

RPM Investments bought and leased back a 53K SF industrial building on 4 acres of land at 10101 Stafford Centre Drive in Stafford, represented by Holt Lunsford Commercial.

A Luton|Underwood Development Partners and HomeSite Residential partnership, RNC Rushcreek, acquired 35 acres at Rushcreek Drive and Spears-Gears Road.
The partnership expects to build a mixed-use development, though no other details were available.

Angel Medical Supply leased 19.8K SF at 5829 West Sam Houston Parkway North.

FINANCING
Olive Tree Affordable Housing, an Olive Tree Holdings affiliate, advanced a $25M capital improvement program for the 556-unit affordable housing complex The Life at Grand Oaks in Houston.

Starling at Bridgeland, a 358-unit multifamily property in The Howard Hughes Corp.'s Bridgeland community, is now leasing.
It's the first multifamily development in Bridgeland Central, an upcoming walkable area that will include retail, office and hospitality.
