Sino Biological became the first tenant to lease space at Levit Green, a 53-acre mixed-use life sciences district under development adjacent to the Texas Medical Center. The center should be completed at the end of the year.
The Chinese re-agent supplier and service provider will lease about 10K SF of commercial lab and office space, Hines — in partnership with 2ML Real Estate Interests and Harrison Street — announced Nov. 21.
Sino Biological provides mammalian cell-based recombinant proteins, antibodies and related contract research.
The company will add to the district’s growing life sciences ecosystem, Hines Senior Managing Director John Mooz said.
Hines also plans to deliver two commercial lab and office turnkey suites, at 11K SF and 7K SF, to be ready by summer 2023 and meet the market’s need for immediate lab-ready space. The turnkey suites have been designed to a 60%-40% lab-to-office ratio, to accommodate any wet or dry lab research and development use, such as biology, chemistry and engineering, Hines said.

Dallas-based Montfort Capital Partners purchased a 678-unit self-storage facility in Rosharon, Texas, south of Houston.
The storage facility, Savannah HWY6 Self Storage, has six single-story buildings and 900 SF of office space on a 6.4-acre site in Fort Bend County. It is 75% climate-controlled and offers drive-up units and gate access. It was completed in September.
JLL Capital Markets represented the seller, Quintet Capital Group.

Evergreen Commercial Realty announced the following sales:
— An undisclosed buyer acquired a 7K SF office building on about 17K SF of land at 3275 West Alabama St. Eric Lestin at Cushman & Wakefield represented the buyer and Evergreen’s Lilly Golden represented the seller, a local pediatrician.
— Evergreen’s Lilly Golden sold a 6K SF Cash America building on 1.42 acres of land at 13706 Almeda Road for Davis-Houston Properties to an undisclosed buyer.

Reggae Hunt Inc. purchased a 7K SF office building at 5302 La Branch St. in the Museum District. It will be used as personal office space.

45N Kana Hospitality purchased 1.04 acres of land at the southwest corner of Interstate 45 North and Turney Drive from United Built Homes. Alex Wisnoski of Texas CRES represented the buyer and Elise Weatherall of Wulfe & Co. represented the seller.

A local investor bought a 67K SF office building at 14505 Torrey Chase Blvd. in Houston’s 1960 submarket.
The buyer plans to invest significant capital into the property, according to Newman Kelly. The building was 65% leased at the time of sale.

An investor bought a 27K SF retail center on 2.06 acres of land at 8511 North Houston Rosslyn Road from Rosslyn Center LLC. The buyer was represented by Jared Pinto of Newman Kelly Commercial Real Estate, and the seller represented itself.
LEASES
Third Coast Chemicals, a specialized full service chemical distributor, leased 22K SF of office space at 13100 Space Center Blvd. in Houston.
Partners Real Estate’s Trey Martin represented the tenant in the transaction. JLL’s Scott Fikes represented the Landlord, Billipp Space Center L.P.

Partners Real Estate was tapped to provide office project leasing services for 124K SF of Class-A office space at River Oaks Tower.
The recently renovated building at 3730 Kirby Drive is in the Greenway/Upper Kirby area of Houston. Partners’ Michael Sieger, Andy Parrish and Lesley Rice will lease the property on behalf of the owner, Triyar Realty Group.
The renovations upgraded the building’s lobby, walls and floors, Sieger said.
