This Week's Houston Deal Sheet: $1B, 70-Acre 'Urban Village' Coming To Former Halliburton Campus
Johnson Development Services will break ground this year on Park Eight Place, a 70-acre mixed-use development in the Westchase District advertised as Houston’s “new urban village.”
The $1B project will transform the former Halliburton campus into a walkable destination with residential, office, retail and hotel buildings, the Houston Chronicle reported.
“Within Park Eight Place, you will find everything you need and all within a five- to eight-minute walk from your door,” Charles Lusk, general manager for Park Eight Place, said in a news release. “Park Eight Place will emerge as a vibrant urban village where health, connection, sustainability and convenience converge.”
The site plan proposes up to 150 hotel rooms, 2,044 residential units, 93K SF of retail, 171K SF of restaurants and 843K SF of office, the Chronicle reported, citing Houston Planning Commission documents.
The development is adjacent to the 200-acre Arthur Storey Park. It will have a network of plazas, parks and trails forming part of the Brays Bayou Greenway hike-and-bike trail.
The Domain in Austin and Legacy West in Plano served as inspiration for the developers of Park Eight Place, according to the release. Johnson Development Services, Houston real estate investor Larry Wong and other undisclosed investors are partnering for the project, according to the Chronicle.

Houston-based Transwestern Real Estate Services named Chip Clarke chief revenue officer and Bruce Ford chief operating officer. Clarke joined the firm in 1991 and spearheaded its strategic account management program. Ford joined the firm in 2008 and has experience in strategic planning and execution, operational expertise, market growth and client service.

Northwood Investors acquired a fully leased 1.8M SF portfolio of industrial assets, including the Home Depot Distribution Center in Baytown. JLL’s Britton Burdette, Trent Agnew and Luis Castillo represented the seller. Bobby Norwood led the JLL debt advisory team that secured financing from affiliates of Apollo Global Management.

Jackson-Shaw Development Co. purchased a 38-acre tract in Southeast Houston. The land has access to the Barbours Cut and Bayport Container terminals, providing opportunity for industrial development.

LEASES
Quick Quack Car Wash ground leased 1.4 acres at 9300 Westheimer Road in Houston from West Car Wash Ltd. Rebecca Le of NewQuest Properties represented the tenant. Mike Baker of Freeway Properties represented the landlord.

Intown Golf Club leased 14K SF at Four Oaks Place, a 2.3M SF, Class-A campus in Uptown Houston. The members-only golf club will occupy the full building at 1415 S. Post Oak Lane. The club will accommodate 200 guests and is set to open in summer 2025. It will have a food and beverage program, an indoor putting green, eight simulator bays, locker rooms and an outdoor area with a putting green.
Transwestern Real Estate Services and Nuveen Real Estate facilitated the lease. Transwestern’s Crystal Allen and Paula Musa are marketing the remaining 7K SF of second-generation retail space at Four Oaks Place for lease.

Hicks Johnson PLLC signed a 13-year lease agreement for 21K SF at 1550 on the Green, Skanska’s newest Downtown Houston office building also known as Norton Rose Fulbright Tower. This brings the building to 54% leased.
Hicks Johnson plans to move into the building in late 2025. JLL’s Tyler Garrett and Chrissy Wilson are handling office leasing, and Lindsey McKean of Shop Cos. is handling retail leasing.

Casa Pickle, a freestanding indoor, members-only pickleball club, signed a 20K SF lease at 8725 Meadowcroft Drive in Houston’s Galleria area. Patrick McKiernan and James Mashni at First Houston Properties brokered lease negotiations for the tenant and landlord.
CONSTRUCTION & DEVELOPMENT
Ascendant Development, an apartment and student housing developer, investor and general contractor, completed Haven at Treeline, a 231-unit complex in Tomball. The community has seven three-story garden-style buildings, a modern clubhouse, a saltwater pool and an outdoor amenity suite.

Kirby Ice House is opening another backyard bar and patio at 1421 N. Loop W. in Houston’s Greater Heights. The 24K SF facility will be on a 3.5-acre property and feature a 146-foot-long bar, breaking the record for longest bar in Texas. The previous record was held by Kirby Ice House in The Woodlands.
The bar will have 12K SF of indoor space and 12K SF of outdoor space. It is slated to open in fall 2025.
