This Week's Houston Deal Sheet: 20 Greenway Plaza Secures 23K SF Of New Leases

A Greenway Plaza office building secured 23K SF of new leases, boosting its occupancy to more than 82%.

CBRE’s Marilyn Guion and Steve Rocher represented Stockdale Capital Partners in the four leases at 20 Greenway Plaza. Stockdale acquired the building in 2019.

The new leases: 

  • TP ICAP Americas Holdings Inc. leased 12K SF and was represented by Anya Marmuscak of JLL.
  • Affiliated Engineers Inc. leased 7K SF and was represented by Ray Lopez of Colliers. 
  • Investar Bank leased 2,500 SF and was represented by Mike Pipes of Partners Real Estate.
  • TriplePoint MEP leased 2K SF and was represented by Guion.

The 10-story, 433K SF building offers amenities including a new fitness center, a coffee lounge/deli, conference facilities, an outdoor collaboration area, yoga classes, a mother’s room, electric vehicle charging stations and backup generator capacity. 

PEOPLE

Transwestern Real Estate Services hired Steve Leathers as senior managing director of healthcare capital markets. Leathers has more than 15 years of leadership experience in capital markets advisory, investment management and principal acquisitions. 

Leathers was previously part of JLL’s healthcare real estate capital markets team in New York.

Baker Katz hired Martin Mendoza to oversee design and construction phases for commercial projects. Prior to joining Baker Katz, Mendoza was a design director with The Hanover Co. 

SALES

Partners Real Estate arranged the sale of two industrial properties:

  • Partners’ Darren O’Conor represented 304 Wilson LLC in buying a 12K SF industrial property at 304-306 Wilson Road in Humble. Wyatt Huff and Hunter Stockard, also with Partners, represented the seller, Chosen Properties LLC.
  • Partners’ Travis Land and Braedon Emde represented Ultra Houston Group LP in selling a 28K SF building at 8008 S. Sam Houston Parkway W. in Houston.

CastleRock Communities purchased 81 acres in Texas City.

The seller of half of the acreage was represented by Colliers' Harrison Kane, James Kadlick and Chris Hutcheson. Colliers also represented CastleRock as the buyer.

The 81 acres include tracts off Willow Road between FM 1764 and State Highway 3. CastleRock Communities plans to develop a single-family subdivision on the assemblage.

Milstead PC Investments acquired a 22-acre tract at the southwest corner of McCaleb and Chapel roads in Montgomery. Newcor’s David Alexander and Josh Cheatham represented Ken Milstead of Milstead PC Investments. There are no immediate plans to develop the property. 

Stream Realty Partners’ Grant Wisenbaker represented the seller. 

LEASES

Helix Energy Solutions Group leased 48K SF of industrial space at 3012 Venergy Drive in Brookshire. Partners’ Land and Emde represented the landlord, VEnergy Industrial Park I LLC. Jon Farris with CBRE represented the tenant.

VEnergy Industrial Park will soon break ground on two additional speculative manufacturing buildings, which are 35K SF and 45K SF.

1177 W. Loop S. in Houston

UHY Advisors Inc., a professional services firm, leased 12K SF of office space at 1177 W. Loop S. in Houston. Avison Young’s Anthony Squillante and Dustin Devine represented the tenant. Transwestern’s Kelli Gault and Doug Little represented the landlord, Hicks Ventures.

This is an upsize from UHY’s previous 8K SF lease at 10613 W. Sam Houston Parkway N. The 18-story, 342K SF building at 1177 W. Loop S. underwent major renovations and offers amenities UHY deemed critical for its employees, Devine said in a news release.

Fort signed two new leases with RJ Electronic Assemblies and Print247.us for a total of 23K SF at Stonecrest, 10812 and 10816 Fallstone Road in Houston. The landlord, Fort, was represented in-house by Thomas Pfeifer.

CONSTRUCTION AND DEVELOPMENT

Overland Property Group and Arco National Construction celebrated the grand opening of Landmark 301, a 56K SF, three-story independent living facility on the site of the formerly abandoned Montgomery County Hospital in Conroe. The property includes 47 affordable apartments for residents 55 and older as well as fitness, activity and community rooms, a library and sitting areas.  

After the nonprofit East Texas Dream Center occupied the development from 2013 to 2018, the vacated building required extensive site improvements, including the removal of asbestos, mold, animal waste and lead-based paint, according to a news release. Overland Property Group worked with the Texas Historical Commission to replicate the building’s original art deco features and list the building on the National Register of Historic Places.
