JLL secured an anchor tenant at 1885 St. James Place, a new Class-A office building. Houston-based construction law firm Andrews Myers will relocate to the top two floors.
The firm is moving from 3900 Essex Lane. The new space will be 30k SF on two floors. JLL’s Chrissy Wilson and Russell Hodges repped the landlord. Craig Hausman and Tony Allen of Pollan Hausman Real Estate Services repped Andrews Myers.
LEASES
Transwestern closed two deals at Central Square in Midtown. AvidXchange, repped by Drew Morris with Savills Studley, signed a 5k SF lease. Swearingen's Jim Buddrus helped Moroch Holdings secure a 5.3k SF lease.

Cypressbrook Co's Greg Usher repped Enfusia in leasing 8.1k SF of office/warehouse space at 410 South Trade Center, The Woodlands. Ed Bane of Bridge Commercial Real Estate repped the landlord, Colfin Cobalt I-LL Owner.

Blue Lion Salon Studios signed a new 10k SF retail lease at Brazos Town Center, a shopping center to be developed at the southeast corner of Highway 59 and FM 762 in Rosenberg. JLL's Mark Raines and Matt Parsons repped the tenant, and NewQuest Properties’ Bob Conwell repped the landlord.

CBRE's Steve Rocher, Kristen Rabel and Parker Duffie repped landlord Unilev Management in closing a 7.6k SF renewal for Structure Tone Southwest at 4550 Post Oak Place. Morgan Relyea with Cushman & Wakefield repped the tenant.

Baker Katz is adding a 13k SF Boot Barn to its recently acquired Federal East Shopping Center. Additional planned updates to the center include renovating the façade—demolishing a portion to enhance visibility and parking—and upgrading the tenant mix.

Dynamic Systems renewed a 22.5k SF industrial lease at 3010 Greens Road. JLL’s David Buescher repped the tenant, and Welcome Realty Advisors' Ryan Wasaff repped landlord GSL Partners Sub Seven.

LaPolla Industries closed a 56k SF renewal at 15402 Vantage Pkwy. LaPolla was advised by Cresa's Sandy Fishlock and André Granelloo. Tarantino Properties' Henry Schnitzer and Patrick Frese repped the landlord.

COSCO Container Lines signed a 38k SF renewal at 15600 JFK Blvd in Houston. CBRE’s Kevin Saxe and Jerrod McQuain negotiated for the tenant, and PMRG's Wade Bowlin repped the landlord.
SALES
GE Betz purchased a 5.5-acre tract at Tomball Business and Technology Park, where it will build a $25M, 43k SF lab/office property (above). The facility (the second in the park) is anticipated to create 75 full-time jobs within the City of Tomball. Colliers' Tom Condon Jr. repped the seller, Tomball Economic Development Corp. CBRE's Gray Gilbert repped the buyer, and Stewart Title Tomball's Jane Matthews coordinated closing.

An affiliate of Wile Interests sold the last remaining 1.9-acre parcel in the Clear Lake Crossing mixed-use development it developed. The seller was repped by Greg Williams of Qualified Properties, and the buyer was repped by James Gerland.

Black Label Commercial Group's Jeremy Bran brokered the sale of 2008 Colquitt St, an eight-unit apartment complex in Montrose. CBMJ Investments and Development's Christopher Bran partnered with Silvestri Investments on the purchase. The property’s exterior and interior are being renovated.

Highway 6 Plaza, at 15002 Hwy 6 in Rosharon, totaling 37k SF, has been sold. Retail Solutions' Sam Affanhe and Martin Turner repped the buyer, and Todd Carlson and Ed Benton of Hunington Properties repped the seller.
EXECS
Sundaresh Kamath joined JLL as VP. With more than 20 years of project management experience, he specializes in managing construction and development programs for universities, college systems and public school districts.

Andrew Peeples and Jeff Jackson joined CBRE Capital Markets’ Net Lease Property Group as SVP and senior associate, respectively. They will establish the firm’s presence in the single-tenant net lease space in the region.
DEVELOPMENT
Hines, in a JV with TIAA Global Asset Management and the Zimmerman family, will develop the Residences at La Colombe d’Or, a luxury 285-unit high‐rise multifamily project in the Montrose/Museum District. JLL executive managing director Tom Melody and SVP Jonathan Paine arranged JV equity.
