This Week's Houston Deal Sheet

CBRE is beefing up its healthcare practice with the hiring of Brandy Bellow Spinks and Scott Carter, who will both join the firm as First VPs. The two Houston heavy hitters have leased more than 3M SF and transacted over $330M in investment sales in the last five years.

LEASES

Parkway closed a seven-year lease with Vroom for 25k SF, a full floor in Building Four of CityWestPlace. It'll commence on April 1. Foresite Retail Advisors' Clary Groen repped the tenant, and J.P. Hutcheson and Rachel Williams led the team for Parkway.

Esperson leased over 20k SF of office space in the third and fourth quarters. New tenants include Alvarez, Stauffer, Bremer; Conner & Winters and Osprey Resources. Henneman Rau. Fertitta & Reynal, a current Esperson tenant, expanded and moved into a new spec suite.

Smartbridge signed a new 10k SF office lease at One Briarlake Plaza, 2000 West Sam Houston Pkwy. JLL’s John Pruitt and Jessica Ochoa repped the landlord, TIER REIT. CBRE’s Collin Grimes repped Smartbridge.

Baker Katz completed two leases on behalf of Snooze an A.M. Eatery. A 3,100 SF Snooze Eatery is slated to open in summer 2017 at Town & Country Village off West Sam Houston Tollway. The second location, a 3,700 SF restaurant, will be in Houston Heights Lowell Street Market and is slated to open in late summer 2017.

Frost Bank acquired 1.8 acres for a future branch at the southeast corner of Sam Houston Parkway East and Spencer Highway in Pasadena. Frost Bank was repped by UCR Houston's Scott Gardner. The owner, Latour Partners, was repped by Colliers International's Marshall Clinkscales.

Davis Commercial arranged the sale of a 1.4-acre land parcel next to Walmart at the southwest corner of FM 1960 and TC Jester. The buyer was repped by Citiscape Commercial's Christina Tran, and the seller was repped by Davis Commercial's Barrett Von Blon.

Lee & Associates’ Reed Vestal and Taylor Schmidt closed the sale of 14.8 acres at 1907 West Lake Houston Pkwy in Humble. Bill Wheless of Wheless Properties repped the seller, 1951 Interests.

Black Label Commercial Group’s Beau Harris repped Stratton Development & Construction in the sale of a 6,500 SF industrial building at 832 FM 1960 to Warehouse Wheel & Tire.

Edifis Group purchased two shopping centers in the New Forest Crossing development on East Sam Houston Parkway. The properties, 13 miles northeast of Downtown Houston, were built in 2006 and are 100% occupied. The centers span 27k SF across almost 3.5 acres.

A 4.8-acre industrial site at 1617/1621 Isom St sold to Vega De J Properties. Julian Corinas repped the buyer, and Davis Commercial's Barrett Von Blon repped seller Progressive Waste Solutions of TX.

Fleet Management Co purchased 9.2 acres at Airtex Commerce Center - Phase 2 at 431 East Airtex Drive. The seller, Molto Properties, was repped by Colliers' Walker Barnett and Ryan Byrd. CBRE's Glynn Mireles and Richard Warren repped the buyer.

1.8 acres on Scott Street by the University of Houston were sold to a developer of a fast-food chain. Inna Gallagher of Rubicon Realty repped the seller.

Bill Brown, a civil engineer with more than 22 years of experience in commercial construction, joined Skanska USA as senior project manager.

FINANCING

Berkadia financed Vintage Park Apartments. Managing director Andy Hill of the Austin office secured the $30.6M loan on behalf of the borrower, Blue Atlantic Vintage Park, through Berkadia’s partnership with Freddie Mac. The seven-year, interest-only loan features a floating rate at sub 3.25%.
