This Week's Houston Deal Sheet

Nearly 200 Houstonians gathered for the groundbreaking of Phase 2 of the Museum of Fine Arts, Houston campus expansion project. The MFAH is one of the largest museums in the United States and the oldest art museum in Texas.

Phase 2 of the campus expansion project being executed by McCarthy includes the construction of the Nancy and Rich Kinder Building, a 243K SF gallery building that will house modern and contemporary art. The building, with 126K SF of underground space and 117K SF of above-grade space,will have a translucent-glass exterior cool jacket, three floors of galleries that circle a three-story central atrium, a 200-seat theater, a street-level café, a restaurant overlooking the sculpture garden and an underground Main Street parking garage with 115 spaces.

RE/MAX Commercial’s Sky Pulford repped the landlord, Malone & Sivley Properties, in lease negotiations for a 13K SF industrial warehouse and office lease at 13510 Ralph Culver Road in Houston. Houston Realty Advisors' Ed Ayres repped the tenant, KMK Fabrication.

Fight Fitness Houston leased 8,400 SF of office/warehouse space at 4007 Osage St. First Houston Properties' Chad Redding repped the landlord, and Patrick McKiernan repped the tenant.

Blend Bar with Davidoff Cigars

Blend Bar and Davidoff Cigars signed a 4,500 SF lease at 1701 Lake Robbins, bringing the award-winning cigar lounge and bar to The Woodlands. Colliers repped the tenant. No other broker information was provided.

Baker Katz worked on behalf of Pet Supplies Plus to complete a 9K SF lease on the southeast corner of Highland Knolls Drive and Westgreen Boulevard. Capital Real Properties’ Connor Lynch repped the landlord, Lovett Commercial. The store is slated to open late this year.

NAI Partners' John Ferruzzo and Travis Land repped Steadfast Development in the sale of an 11.2K SF industrial warehouse/office at 13017 Misty Window in Houston. ERA Tucker’s Richard Prater repped the buyer.

Marcus & Millichap’s Jerry Goldstein closed the sale of Cooper Grove Shopping Center, a 37K SF retail center at the northwest corner of Highway 6 North and Huffmeister Road near Highway 290. The property has 14 tenants and is 100% leased with a list price of $8.2M.

FINANCING

On behalf of Forge Capital Partners, JLL’s capital markets team led by Jimmy Board and Jarrod McCabe secured $22.2M in acquisition financing for Humblewood Center, a highly visible 173K SF shopping center in suburban Houston.
