This Week's Houston Deal Sheet: 767K SF Distribution Center In Brookshire Nears Completion

Clay Development & Construction is nearing completion of the 768K SF Twinwood Distribution Center III on 37 acres at 2193 Discovery Hills Parkway in Brookshire, west of Houston. The project is in the 200-acre Phase 1 of The Uplands Twinwood Business Park.

Twinwood Distribution Center III

Twinwood Distribution Center III is the fourth and largest distribution center in the business park. The location offers ample water and sewer capacity and has the electrical power required for robotics and other large-power applications in distribution and manufacturing processes, Clay Development & Construction President Robert Clay said in a news release.

Twinwood Distribution Center III is a cross-dock distribution facility with 40-foot ceilings and 2,600 SF of spec office space. The building is designed to accommodate up to four different users. 

Clay purchased the land for Twinwood Distribution Center III in 2023. Clay developed Twinwood Distribution Center I, at 2062 Woods Road, and Twinwood Distribution Center II, at 2439 Discovery Hills Parkway, in 2021 and 2023, respectively.

Allison Bergmann, Beau Kaleel and Jack Sullivan of Cushman & Wakefield, in addition to Copeland Rhea of Clay Development & Construction, will handle leasing of the new building.

PEOPLE

MLB Commercial Real Estate, the brokerage division of Houston-based MLB Capital Partners, hired five people for various roles.

Tommy LeBlanc was hired as partner. LeBlanc has 19 years of commercial real estate experience. He will lead MLB CRE’s land division. 

Thomas Monaghan was hired as vice president. He has more than 10 years of experience and will focus on acquiring and selling commercial land and industrial properties while assisting owners in leasing industrial facilities.

John-Michael Kamel was hired as vice president. Kamel has five years of experience in acquisitions and sales of land for large developments. He will serve clients with market insights to facilitate transactions in Southeast Texas.

Blake Steele was hired as senior associate. He will focus on the acquisition and disposition of land assets and conduct market research to assist in land valuation.

Elizabeth Riley was hired as brokerage operations manager. She will support the land team by creating marketing materials and conducting market research.

First America Homes, the homebuilding division of The Signorelli Co., hired Derrick Carlson as vice president of sales for the Houston market. He will oversee a team representing 36 communities across Greater Houston. 

Carlson’s experience includes serving as director of sales for a Texas homebuilder and area sales manager for a national homebuilder.

Rosslyn Heights Apartments

Marcus & Millichap announced these sales: 

  • A private investor sold Spring Cypress Self Storage, a 75K SF self-storage facility at 4305 Spring Cypress Road in Spring. Marcus & Millichap’s Dave Knobler represented the seller and secured the buyer, a New York-based limited liability company. The property is on 4.4 acres and has 18 single-story buildings. The facility has video surveillance, an automatic entrance gate with key code access, and an on-site manager's office.
  • A limited liability company sold Rosslyn Heights Apartments, a 60-unit multifamily property at 7015 Woodsman Trail in Houston. Marcus & Millichap’s Kyle Devillier, Gregory Austin, Travis Austin and Jackson Hart represented the seller and secured the buyer, also an LLC. Marcus & Millichap’s direct agency lending team secured the debt for the buyer. 
  • A developer purchased 6.8 acres at 15115 FM 1488 in Magnolia. Marcus & Millichap’s Daniel DeHart represented the seller, an individual person/trust, and secured the buyer.

Greenspoint Property Management sold a 90K SF office building on 3.6 acres at 16701 Greenspoint Park Drive in Houston to a private buyer. 

Intercontinental Park 3 is a three-story North Belt/Greenspoint submarket building that is 58.2% occupied. The property has a three-story atrium with a skylight, and garage and surface parking. 

Colliers' David Carter represented the seller, and Caldwell Cos.’ Bill Ginder represented the buyer.

A Dallas-based value-add firm bought Woodland Hills Village, a 260-unit multifamily property in Kingwood. The complex offers one-, two- and three-bedroom floor plans. Amenities include a pool, a fitness center, gated access and laundry facilities.

Berkadia’s Kyle Whitney, Chris Young, Joey Rippel, Chris Curry and Jeffrey Skipworth represented the seller, Colorado-based Interurban Cos.

Dallas-based Knightvest Capital acquired Discovery at Shadow Creek Ranch, a 347-unit apartment complex in Pearland. The garden-style complex was built in 2010.

Knightvest plans to renovate the property and expand its fitness center, pool and clubhouse. It will rename the complex Barron Park.

A local private investor purchased a 26K SF, single-tenant, net-leased industrial asset in northwest Houston. The buyer was represented by Newman Kelly’s Logan Kelly, and the seller was represented by Patrick McKiernan at First Houston Properties. The transaction was off-market.

Eldridge Oaks

R.G. Miller | DCCM will relocate its headquarters to Eldridge Oaks, leasing 28K SF. 

The civil engineering firm for public and private sector clients will slightly increase its footprint from 27K SF at 16340 Park Ten Place in Houston. Avison Young’s Anthony Squillante and Drew Coupe represented the tenant. Stream Realty Partners’ Brad Fricks and Matt Asvestas represented the landlord, an affiliate of Broadshore Capital Partners. 

Eldridge Oaks is a 14-story Class-A office building at 1080 Eldridge Parkway in Houston. It was built in 2009 and renovated in 2023. 

CONSTRUCTION AND DEVELOPMENT

Janapriya Upscale USA, a local real estate developer, plans to break ground on Fulshear Central this summer. The 120K SF mixed-use development will include condos, retail, green space and a walking trail. The development will have 55K SF of office condos and another 70K SF of retail, according to the website. 

Kirksey Architecture designed the project with one- and two-story retail/office buildings grouped around a town square-style green space. More buildings will be grouped around a large lake, providing a walkable environment, Kirksey said on Fulshear Central’s website.

The development will be along FM 1093, which will become the Westpark Tollway, near McKinnon Road.

Sueba USA broke ground on Phase 2 of its multifamily residences in the Katy Boardwalk District. Boardwalk Square will be a loft-style community off Kingsland Boulevard, within walking distance of the Katy Boardwalk District lake and nature preserve. 

The development will have 353 residences with 21 floor plans, from 500 SF studios to 2K SF three-bedrooms. Amenities will include a five-story parking garage, two courtyards, spaces for remote work, a conference center, a dog spa, a fitness center and a pool area with cabanas and verandas. 

Phase 1 of Sueba USA’s Katy Boardwalk District apartments, Boardwalk Lofts, opened in November 2021 and sold in March 2022. That complex is 91% leased, according to a news release.

Boardwalk Square was designed by architect Sueba Consulting Inc., and construction services will be provided by SCS 221 Series, both Sueba USA affiliates.
