This Week's Houston Deal Sheet

As Houston's newest skyscraper continues to rise, so does interest in Skanska's Capitol Tower. The newest tenant, Quantum Energy Partners, will occupy the 35-story Class-A office development's penthouse. The energy-focused private equity firm will move its headquarters to 32K SF on the building's top floor in November 2019.

“The top floor of Capitol Tower will provide Quantum with a prestigious office space that is highly energy efficient and has unparalleled views of downtown Houston," Skanska USA Executive Vice President Matt Damborsky said.

Capitol Tower is now 33% leased, less than halfway through construction. CBRE represented Skanska, the developer and owner of the project. Cushman & Wakefield represented Quantum Energy Partners.

Porter Road Investments purchased 42 acres at the intersection of U.S. 59/69 and FM 1314 from Lowell T. Cage. NewQuest’s Jeff Lokey represented the buyer. ARA Newmark’s Tim Dosch and Tom Dosch represented the seller.

Cimeda Three purchased a 46K SF office/warehouse facility at 15135 Jacintoport Blvd. in Houston from seller ELGM. Southwest Realty Advisors' Marc Drumwright represented the seller, while Colliers International's Chris Klein represented the buyer.

NAI Partners’ Jason Gaines and Laura Diggs represented the landlord, MCC2013, in leasing 5,400 SF to Fierce Factory Dance & Talent at 5425 Highway 6 in Missouri City.

CSL Plasma Inc. has leased 9,800 SF of retail space in Inwood Forest Shopping Center, 7320 Antoine Drive, Houston, from RPI Management. NewQuest’s Josh Friedlander and Bob Conwell represented the landlord. Cushman & Wakefield’s Jeff Maza and Scott Miller represented the tenant.

H20 Consulting Expansion has leased 8,300 SF at Timber Creek Atrium, 5870 Highway 6 North in Houston. Dani Allison of Office Solutions represented the landlord.

2855 Mangum

NAI Partners Landlord Services division added 2855 Mangum to its Office Project Leasing and Property Management portfolio. NAI’s Zach Leger and Jacob Aldridge will be leading leasing of the 72K SF asset.

DEVELOPMENT

Rubicon Realty Group broke ground on the 15K SF retail center Shops at Pebble Creek at the corner of Highway 6 and Lake Olympia in Missouri City, next to Kelsey Seybold. Completion is estimated for April.

Grafton Way Restaurant Group will reopen Salata in Kingwood, Texas, on Dec. 14. The restaurant closed six weeks after its initial grand opening on July 12 due to Hurricane Harvey.
