This Week's Houston Deal Sheet
HFF leads off this week's Deal Sheet with the disposition of four Class-A warehouses across Houston: Brookhollow West Business Park with two fully leased 232K SF assets, and Intrepid Business Park, a two-building 270K SF asset. All four facilities are in Houston's red-hot northwest industrial submarket.
HFF's Trent Agnew, Rusty Tamlyn and Dane Petersen represented the sellers in both transactions; Triten Real Estate Partners at Intrepid and AIV Inc. at Brookhollow. Stream Realty's Jon Farris and Matteson Hamilton worked with HFF at Brookhollow.
“Intrepid Business Park is a case study for the success of redevelopment within an area of Houston that has severe land constraints,” Agnew said.
LEASES
The J. Beard Real Estate Co.’s Sean Durkin represented Swire Oilfield Services in an 11K SF sublease with Calfrac Well Services Corp. for its space at 28420 Hardy Toll Road in Spring. Calfrac relocated and expanded at One Northgate, according to Durkin.

JLL’s Eugene Terry represented Clipper Americas in a 6,200 SF lease at Town Centre 1. Moody Rambin’s Kevin Nolan and Bob Cromwell represented the landlord.

CBRE’s Rich Pancioli represented Insperity in leasing 4K SF at Sugar Land Town Square. Planned Community Developers’ Don Janssen represented the landlord in-house.
