PMRG’s Marci Phillips and Livy White represented the landlord, Younan Properties, to ink 14 leases totaling more than 73K SF in office space in the Greenspoint/North Belt submarket.
The deals span the buildings at 650, 652 and 654 North Sam Houston Parkway and are:

Jared Ford has joined The Dinerstein Cos. as the president of construction and partner. He will begin in September. With more than 20 years of experience, Ford previously served as the senior vice president of North Carolina-based Crescent Communities, where he led the design and construction of more than 16,000 multifamily units and over 800K SF of retail and office development totaling more than $3B.

LJA promoted Chris LeBlanc to vice president of Houston land development. LeBlanc joined the company in 2003 and his previous roles range from preparation of construction plans and contract documents to providing management and oversight for major land development projects.

Nick Laettner joined MORGAN as city partner - development. He will be responsible for sourcing and developing new properties in Houston. Previously, Laettner worked for Wells Fargo Commercial Real Estate Banking Group as the relationship manager and arranged MORGAN’s construction loans on various properties, including Pearl Residences, Pearl CityCentre, Pearl Washington and Midtown 29.

Chris Thomas has joined Wet’n’Wild SplashTown, Houston’s largest water park, as the general manager. Thomas has more than 25 years of experience in the water park and aquatic operations industry. Previous roles include Six Flags Fiesta Texas in San Antonio, Splish Splash Waterpark in Calverton, New York, Schlitterbahn Waterpark in Kansas City, Kansas, and most recently Raging Waters Los Angeles, Boomers! Vista and Boomers! Palm Springs, California.

An undisclosed buyer purchased Stone Gate Shopping Center, a 21K SF retail property at 11808 Barker Cypress Road in Cypress. The property was affected by Hurricane Harvey but returned to original condition by closing. Marcus & Millichap’s Jerry Goldstein and Kelley Workman represented the seller.

Wolff Cos. purchased 521 acres on U.S. 290 in Waller to develop a 251-acre business park seeking to benefit from access to the freeway for light industrial and distribution to office and retail. Long Lake Ltd. purchased the northernmost 270 acres to build a master-planned residential community totaling about 1,000 homes.

Fein purchased 3.4 acres to develop Reverie at River Hollow, a luxury multifamily community near Post Oak Park Drive and River Hollow Land in Uptown Houston. The community will feature 304 units with a selection of studio and one-, two- and three-bedroom apartments and is expected to break ground in August and wrap up in the fourth quarter of 2020.

DEVELOPMENT
Life Time announced plans to open its second of three new locations in Houston at 19250 Gulfbrook Drive. The Baybrook location is set to open in the fall. The 123K SF facility is an athletic fitness, tennis, family recreation, spa, aquatic and country-style resort. The two-story club will also tout a nutrition-focused LifeCafe fast-casual restaurant, LifeSpa, a full-service salon and spa, and Kid’s Academy.

Wholesome Kitchen and Wholesome Pies is opening at Redemption Square, Generation Park’s 52-acre mixed-use lifestyle district. This is the first venture outside of the loop for local restaurateur Michael Collins, who runs many popular spots in the Inner Loop, including The Fish in Midtown. The two concepts will share a 7,677 SF shaded patio space at 250 Assay St., a mixed-use office building. Wholesome Kitchen will offer an all-organic seasonal menu with gluten-free and vegetarian options. Wholesome Pies will serve wood-fired pizzas with a seasonal menu with all organic ingredients.

Meadowlake Pet Resort & Training Center plans to open a second pet resort at 6393 Richmond Ave. in the fall. The two-story 20K SF facility offers services including lodging, day care, training and grooming.

LandPark Commercial LLC has been named the exclusive leasing company for 11821 East Freeway, a 79K SF office building in Houston. The company is a subsidiary of LandPark Advisors LLC, a Houston-based real estate management and investment company. The multi-tenant property provides quick access to Interstate 10 and is near Port Houston.

Robert Clay, who leads Clay Development & Construction Inc., and his wife, Emily Clay, have pledged $10M to the Memorial Park Conservancy, a 10-year master-plan project with funding by a public-private partnership, according to the Houston Business Journal. The project will cost up to $205M. Kinder Foundation is chipping in $70M.
