This Week's Houston Deal Sheet: Angler Construction Completes Distribution Center
Angler Construction, a full-service general contractor in the industrial, retail, corporate interiors and banking sectors, completed construction on the Thompson Distribution Center.
The 8-acre site is occupied by a 133K SF building and 80 trailer spots. The site is at 1403 Thompson Park Drive in Baytown, within an established industrial park.
South of the development, there is an additional 3-acre drop yard that can hold up to 55 trailers.
The project was developed by Triten Real Estate Partners and designed by Method Architecture.
PEOPLE
Ember Real Estate Investment & Development, a Houston-based private real estate firm, hired Sandra Ferguson as director of marketing and promoted Marco Galgo to project manager.
Ferguson has more than 20 years of experience in real estate marketing. She most recently served as vice president of marketing for the Signorelli Co., a real estate firm based in The Woodlands.
Galgo interned at Concourse Development, which is one of the firms that merged in late 2023 to establish Ember. Galgo will spearhead efforts for the day-to-day execution of Ember’s civil and amenity projects and act as a liaison between Ember and its third-party consultants and homebuilders.

Newmark hired Elliott Hirshfeld to its Houston office agency team. Hirshfeld has more than 25 years of leasing experience, including large corporate headquarters, new mixed-use developments, building repositionings and standard leasings. He has completed over 600 leases with a total value exceeding $1.5B.
Before joining Newmark, Hirshfeld served as senior vice president for CBRE.
SALES
MedProperties Realty Advisors LLC acquired a two-story, 45K SF building on the Memorial Hermann Pearland Hospital campus. The building was completed in September 2023 and is fully leased to Memorial Hermann Health System, UT Physicians and Athlete Training and Health.
Debt for the transaction was provided by Capital One and Siemens Financial Services.
CONSTRUCTION AND DEVELOPMENT
PetSuites of America plans to open two new 11K SF locations in Cypress and Kingwood. PetSuites Cypress Springs will open Feb. 6, and PetSuites Kingwood will announce its opening date in the weeks following, bringing the total number of PetSuites locations in the greater Houston area to 14.
The resorts offer boarding, daycare and grooming services for cats and dogs, as well as training services for dogs. Amenities include play structures, indoor and outdoor play yards, and webcam access for pet owners.
PetSuites Cypress Springs is at 7510 Fry Road in Cypress. PetSuites Kingwood is at 25748 Loop 494 in Kingwood.
