This Week’s Houston Deal Sheet: Griffin Partners Breaks Ground On 137K SF Distribution Facility

Griffin Partners and Transwestern Real Estate Services announced the start of construction on Carter Crossing, a 137K SF, Class-A freestanding distribution building on Greens Parkway, just north of Beltway 8.

The speculative building will have 3,707 SF of prefinished office space, a 32-foot clear height, 60-foot speed bays, 28 dock-high loading doors and a fully fenced and gated truck court. Griffin Partners acquired the 9 acres for the development in late 2023.

Transwestern’s Craig Bean and Brian Gammill will provide leasing services on behalf of Griffin Partners.

“The thoughtful design of Carter Crossing is both functional and modern and allows the building to accommodate users in varying size ranges, all the way up to a full-building deal of 137,171 square feet,” Bean said in a news release. “This is particularly important today, as most industrial tenant activity in North and Northwest Houston over the past 12 months has been concentrated in the ‘shallow-bay’ space, referring to tenants occupying 150,000 square feet or less.”

PEOPLE

CBRE hired Eli Gilbert as business intelligence director in its Houston office. Gilbert will serve as the primary contact for the rollout and activation of the firm’s suite of digital tools.

Gilbert brings almost 25 years of experience to the role. He previously worked as JLL’s national director of research in Houston for 10 years and has also spent time with Savills, Cushman & Wakefield, CBRE and VTS, where he formed a market research department. He was most recently vice president of consulting at John Burns Research and Consulting. 

SALES

Oxford Partners represented Mbella Properties LLC in the sale of an 11K SF building at 13470 and 13486 FM 529 in Houston. Oxford Partners’ Nathan Buckhoff and Matt Rogers represented the seller, while Clay Pritchett of Partners Real Estate represented the buyer.

LEASES

Oxford Partners represented IES Residential Inc. in the lease of 15K SF at 2008 Traders Ridge Drive in Conroe. Oxford Partners’ Ryan Hartsell represented the tenant, and Arrowstar Realty’s Robert Graham represented the landlord, Arrowstar Realty.

CONSTRUCTION & DEVELOPMENT

Clay Development & Construction Inc. completed the 110K SF Kennedy Greens Distribution Center III on 7.7 acres at 13520 JFK Blvd., south of George Bush Intercontinental Airport. 

Kennedy Greens Distribution Center III is a rear-load distribution facility with 32-foot clear-height ceilings, 60-foot-minimum loading bays and 50-by-52-foot column spacing. The project has up to 186 employee parking spots and the future option of ­­­­32 trailer parking spots. The building has 2,600 SF of spec office.

Will Clay of JLL and Copeland Rhea of Clay Development & Construction will handle leasing of Kennedy Greens Distribution Center III. The new building is part of the 145-acre Kennedy Greens South Business Park.

PV Hardware USA's solar tracking manufacturing facility

PV Hardware USA opened a 50K SF, $30M solar tracker manufacturing facility at 8303 McHard Road in Houston. The factory will bring more than 120 jobs to Houston. 

“With the opening of this factory in Houston, PVH USA is affirming its unwavering commitment to solar energy development in the United States,” Emilio García, CEO of PVH USA and chief operating officer of PVH, said in a news release. “Our Houston operation will be a key player in the development of utility-scale solar energy across America.”
