DNV USA signed a 63K SF lease at The Offices at Greenhouse, the 208K SF Class-A office building in the Energy Corridor that Capital Commercial Investments Inc. acquired last year.
The lease brings the building at 19219 Katy Freeway to 74% leased, leaving 52K SF available.

DNV, a maritime assurance and risk management firm, is relocating from 1400 Ravello Drive to accommodate its operational needs. Collin Grimes of JLL represented the tenant. Transwestern’s Doug Little, Jack Scharnberg and Kelli Gault represented the landlord.

Stream Realty Partners promoted Matt Asvestas to managing director of office leasing in its Houston office. Asvestas will spearhead office leasing operations and oversee the firm’s training programs.
Asvestas joined Stream in 2016 as an analyst. Throughout his career, he has completed more than 760 lease transactions totaling 4.2M SF.

Laack is a licensed architect and brings 20 years of experience designing and managing projects in education, retail, office, hospitality, residential, mixed-use, civic, cultural, urban community development and master-planning.

LEASES
CleanSky Energy, a renewable energy and natural gas provider, renewed its long-term lease for 20K SF, an entire floor, at 3355 W. Alabama St. Granite Properties owns the 12-story Class-A building in the Greenway/Upper Kirby submarket.
CleanSky Energy was represented by Hughes Marino’s Chris Nash and Rob Johnson. Granite was represented by Jon Dutton and Andrew Elliott of Granite Properties.
SALES
Gamal Enterprises Inc. sold 229 acres to Lennar Homes for a residential subdivision at the northeast corner of FM 529 and FM 362 in Brookshire. Gamal Enterprises retained 80 acres for commercial development.

Chemplast acquired a 120K SF industrial building on 7 acres at 12755 S. Kirkwood Road in Stafford. Barkley Peschel and Jason Scholtz of Colliers represented the buyer. The facility provides Chemplast with the infrastructure and space it needs for a manufacturing facility to meet increasing market demands, according to a news release.

Maverick Distribution Center
Lincoln Property Co. and joint venture partner Hartford Investment Management Co. completed construction on Maverick Distribution Center, a 436K SF, Class-A industrial development at 18239 Aldine Westfield Road in North Houston. The building is on a 26-acre site.
Maverick Distribution has 40-foot clear heights and 4,000 amps of power. Lincoln’s Kevin Wyatt, Robert Willard and SuAnna Sanchez are handling leasing, which is divisible up to 100K SF or available for a single user. E.E. Reed served as the project’s general contractor and Powers Brown Architecture was the project architect.

Alliance Industrial Co. plans to break ground on Brookhollow West, a 185K SF Class-A industrial development of two buildings on 13 acres in Northwest Houston. The project will include one 51K SF rear-load building and one 135K SF rear-load building with trailer parking.
The infill site is along West Sam Houston Parkway N., Empire Central Drive and Brookriver Drive. The buildings will be offered for lease or sale to multiple tenants or full-building users.
Alliance Industrial Builders will act as the in-house general contractor, Langan Engineering is the civil engineer and Seeberger Architecture is the architect of record. Lee & Associates and Boyd Commercial have been selected to market the project. Delivery is targeted for Q1 2026.

Trammell Crow Co. and joint venture partner Clarion Partners broke ground on the third and final phase of Weiser Business Park in Northwest Houston. Phase 3 will consist of two Class-A, cross-dock industrial buildings measuring 274K SF and 254K SF. They will be the fifth and sixth buildings in the park, and construction is expected to be completed in October.
Buildings 5 and 6 at Weiser Business Park were designed by Seeberger Architecture. A&F General Contractors is the general contractor, and construction financing is being provided by Cadence Bank.
Once complete, Weiser Business Park will offer more than 1.7M SF of Class-A industrial space across six buildings. Buildings 5 and 6 are at 14311 and 14281 Fallbrook Drive in Cypress. Robert McGee and Taylor Schmidt of Colliers are handling leasing for Weiser Business Park.

Fertitta Hospitality completed its multimillion-dollar renovations of the Hilton Galveston Island Resort. The project upgraded guest rooms, added a restaurant and bar, revitalized the pool deck, modernized the fitness center and refreshed the meeting spaces.
Room upgrades include new furniture, enhanced lighting, makeup vanities and larger windows. The lobby bar now spans 1,600 SF with room for 60 guests. The two ballrooms got new carpets, chandeliers, lighting and chairs.
The new 5400 Bistro restaurant serves breakfast, lunch, dinner and brunch.

Cresa acquired Axis Tenant Advisors, a boutique commercial real estate services firm in Houston. Its founder and owner, Scot Ison, joins Cresa as a principal and will work from the firm’s Houston office.
Ison has represented corporate space users for more than 30 years. In one of his more notable deals, Ison represented Greystar in a 68K SF anchor lease that kicked off construction of Town Centre Two next to CityCentre.
Cresa last year acquired Houston’s Fritsche Anderson Realty Partners.
