This Week's Houston Deal Sheet: Rockefeller, Falcon Developing Industrial Project In Baytown

Houston Deal Sheet

Rockefeller Group and Falcon Commercial Development are developing a 557K SF logistics park in Baytown through a joint venture.

East Bay Trade Center, at 1954 Needlepoint Road, will consist of a 308K SF building and a 250K SF building, both with 36-foot clear heights.

This is New York City-based Rockefeller’s first industrial project in Texas with Falcon, a privately owned industrial development company. Falcon purchased the 39-acre parcel and secured entitlements prior to Rockefeller Group’s involvement.

Colliers' Robert McGee, Taylor Schmidt and Austin Bartula will oversee marketing and leasing of the project. Munson & Associates designed East Bay Trade Center. The civil engineer is Waneck Civil Engineering, and the general contractor is FCL Builders. 

Construction completion is expected in the fourth quarter of this year. 

PEOPLE

The Signorelli Co. hired Greg Wattson as senior vice president of commercial development. He will oversee the company’s projects and identify new opportunities for mixed-use developments across the Houston area. 

Wattson has more than 30 years of experience, most recently as senior director of development at McCord Development, where he led site acquisition, project design and development management.

Transwestern hired Hans Nordby as executive managing director of research. He will lead the firm’s national research initiatives.

Nordby has more than 20 years of experience and previously served as head of research and analytics at Lionstone Investments and as managing director at CoStar Portfolio Strategy, where he led the research agenda and advised public, private, debt and equity commercial real estate clients on investment and lending strategies.

SALES

An Arizona-based REIT bought Huffman 2100 Storage, a 49K SF self-storage facility at 23000 FM 2100 in Huffman, a suburb northeast of Houston. The facility, built in 2018 and expanded in 2023, has six buildings with 451 units.

Marcus & Millichap’s Dave Knobler, Chico LeClaire, Mixson Staffel and Adam Schlosser marketed the property on behalf of the seller, a local LLC, and procured the buyer.

Lee & Associates’ C.E. “Trey” Erwin III, Josh Carl and Jason Dannatt represented the seller of a fully leased 28K SF truck terminal on 8 acres at 15550 Export Plaza Drive near George Bush Intercontinental Airport.

160 Wagon Point in Houston

Kapstones Hotel Franchises LLC bought a 118-room Hilton Garden Inn Houston Cypress Station at 160 Wagon Point in Houston. The property, built in 2016, was sold by Level X Group. HVS Brokerage & Advisory’s Eric Guerrero, James Rebullida, Fadi Rawashdeh, Kyle Peterek and Daneen Godinet participated in the transaction.

1740 Elmview LLC bought a 14K SF multitenant light industrial building at 1740 Elmview Drive in Houston. The building was 82% leased. Greg Shaw with Shaw Commercial Properties represented the seller, Clarence R. Johnston Jr. Brown & Co.’s Hunter Brown and Nelson Ellis represented the buyer.

Forestar bought 30 acres along Davis Road in League City to develop a single-family community of 90 homes. Chris Hutcheson, Harrison Kane and James Kadlick of Colliers represented the seller.

Milstead PC Investments acquired 22 acres at the southwest corner of McCaleb Road and Chapel Road in Montgomery. Newcor Commercial Real Estate’s David Alexander and Josh Cheatham represented Ken Milstead and Milstead PC Investments, which has no immediate plans to develop the property. The seller was represented by Grant Wisenbaker of Stream Realty Partners.

Colonnade of The Woodlands, a 42K SF neighborhood retail center, was sold to SJBC XXII LLC, a private investment group assembled by Jeff Beard of J. Beard Real Estate Co. The shopping center at 30420 FM 2978 in The Woodlands has tenants including Gringo’s Mexican Kitchen, School of Rock, F-45 Training and Bear Branch Animal Hospital.

SJBC XXIII LLC represented its own interests. The undisclosed sellers, a private limited partnership, were represented by Micha van Marcke and Chace Henke of Edge Realty Partners.

SVN | J. Beard Real Estate will handle the leasing and management. 

LEASES

Texas Tower

Global law firm Skadden, Arps, Slate, Meagher & Flom LLP leased two floors of Texas Tower, totaling 52K SF. This leaves two spec suites totaling 18K SF available in the 1M SF trophy office tower in Downtown Houston, meaning it is 99% leased.

The law firm’s lease is set to commence in April 2026. The law firm was represented by Mark O’Donnell with Savills. Michael Anderson with Cushman & Wakefield represented the landlord, Hines and Ivanhoé Cambridge.

LV CNC LLC, a precision machining company, leased a 12K SF office/warehouse at 18300 Strack Drive in Spring. Newcor Commercial Real Estate’s Kevin Caywood and Alexander represented the landlord, TGCP Holdings LLC. Nan and Co. Properties’ Rose Spice represented the tenant.
