This Week's Houston Deal Sheet: Technip Energies Takes Over 6 Floors In The Energy Corridor
Engineering and technology company Technip Energies moved into its new office space in the Energy Corridor. More than 1,000 employees and clients will occupy six floors of the West Memorial Place II building at 15377 Memorial Drive in Houston.
The new office has an open design with collaborative spaces and technology throughout. The design aligns with Technip Energies’ workplace principles for a sustainable environment, incorporating low-carbon furniture and finishes and a digitalization system to track and optimize energy consumption.
Technip Energies signed a lease in April 2023 for 172K SF at Fuller Realty’s West Memorial Place II, downsizing from 375K SF at Energy Tower II, also in the Energy Corridor.
JLL led site selection and project management for the new office space. The office design was created by Gensler, and construction was completed by Harvey Construction.
PEOPLE
The Signorelli Co. hired Patrick Stites as vice president for its commercial development team. He will oversee the predevelopment and business development efforts for much of the company’s commercial pipeline.
Stites has 14 years of experience, most recently as vice president of investments with Howard Hughes Holdings.

CBRE hired Lauren Kelch as property management market leader for Houston. She will be responsible for Houston’s property management business, which includes 34M SF of office, retail, industrial and medical office assets, as well as a team of nearly 200 property management professionals.
Kelch will replace Lori Bryant, who was in the role for seven years. Bryant is retiring at the end of the year after a 40-year career in real estate management.
Kelch joins CBRE from Hines, where she was most recently director of client experience. Kelch has 13 years of experience in account management, property management and business development.
SALES
David Carter and Todd Moore of Colliers represented the seller of a 208K SF office building at 4265 San Felipe St. in Houston’s Galleria area. The buyer and seller weren't disclosed. The property generated substantial interest due to its Inner Loop location and strong cash flow, Carter said in a news release.

Gamal Enterprises Inc. acquired 160 acres on the northwest corner of FM 529 and FM 2855 in Brookshire. The seller was Rosanne Lopez on behalf of a family trust. CBRE’s Jazz Hamilton and Darin Gosda represented the seller.

Wile Interests Inc. sold Katy Green, a 100% occupied, 15K SF shopping center in Houston. The center is at 19228-19235 Katy Freeway, at the corner of Interstate 10 and Greenhouse Road. Its tenants include Starbucks and Potbelly Sandwich Shop.
Constructed in 2013, Katy Green is part of a 16-acre mixed-use retail and office campus.
JLL Capital Markets’ investment and sales advisory team, led by Ryan West, John Indelli and Gianna New, represented the seller and secured the buyer, a private investor.
LEASES
Partners Real Estate arranged a 27K SF sublease for Kodiak Gas Services at 9950 Woodloch Forest Drive in The Woodlands. This lease expands Kodiak Gas Services' headquarters to encompass all of the 18th to 20th floors.
Partners’ Dan Boyles and Brent Bishop represented the subtenant. William Padon and Sydnee Hilburn of CBRE represented the sublandlord, New York Digital Investment Group.
