300-Acre Business Park Near Major Retail Warehouses Completes Construction
Empire West Business Park completed Phase 2 of construction, bringing a six-building, 2.3M SF addition to the 300-acre Brookshire industrial development.
The new buildings join three existing buildings totaling 1M SF, completing the project. It's the largest project yet for developer Stream Realty Partners.
“The completion of Phase two could not be at a better time,” Stream Executive Managing Director and partner Matteson Hamilton said in a release. “The Houston industrial market continues to perform at an incredibly high level, and our offering allows users of all sizes to take advantage of Empire West."
When it broke ground on Phase 1 in summer 2020, Stream touted Empire West's 5K SF of rare Interstate 10 and Highway 90 frontage and dedicated east and west exits. Hamilton also highlighted the business park's proximity to "powerful corporate neighbors" like Amazon, Costco, Domino's, Igloo, Medline and Rooms To Go.
Stream Senior Vice President Jeremy Lumbreras and Senior Associate William Carpenter will lease and market the development. Rosenberger Construction was general contractor for the first phase. The architectural design was done by Powers Brown Architecture, while BGE, LJB and Cope Engineering were engineering partners.
