Carson Commerce's First User
Last month, we wrote about Carson Commerce Center delivering and teased an upcoming tenant. Now we know who it is—Sunbelt Supply Co inked 185k SF (a full building) at 3750 Hwy 225 in Pasadena. Cushman & Wakefield’s Jim Foreman (whom we snapped yesterday) repped the landlord with his colleagues Stephen Schneaidau and Beau Kaleel and tells us it sold one building and moved out of two it leased to consolidate into this facility. (Now everyone gets to be under one roof, and it's a lot easier to play pranks on each other.) The firm loved the visibility and image of being on 225, which is the largest petrochem corridor in the state.
The company had a variety of requirements that are hard to find together in one building: Lots of warehouse with high pile and heavy electric requirements, a high percentage of office and training space (24k SF), and an unusual amount of parking for industrial properties. Jim says Carson Commerce Center had all of those, plus a uniquely large amount of glass. Developer Carson Cos was repped in-house by Dan Zoch.
