Missouri City's New Flexible Building
ICO Commercial has begun construction of Beltway Exchange, a 90k SF building. ICO principal/EVP Payton Indermuehle (who flies a drone airship and takes aerial pics like the one below himself) says it’s the first major development on the Sam Houston Parkway in Missouri in 10 years. (So expect the other buildings to give it a little playful hazing.) It can be broken down to 18k SF to accommodate up to four tenants. The first walls started tilting up yesterday, and Beltway Exchange is scheduled to deliver in late August.
Here’s how the site looked on April 30. Payton says the building has many potential uses, from traditional warehouse/distribution (it’s got a large rear-load truck court and numerous loading doors/ramps) to heavy office (it can be built with a unique two-story office). The interest he’s gotten so far also includes some technology users (including a medical device firm), and the building could become a data center. Whatever the user, Payton’s chomping at the bit to get this leased up and launch his next development; ICO’s got many more in the pipeline, he says.
