PRCI Builds Giant Pipeline Testing Facility in Northwest Houston
Pipeline Research Council International, a research consortium dedicated to make pipelines safer, has new digs in Northwest Houston. JLM Commercial president Lane Guinn repped the group in the build-to-suit of its new Technology Development Center in Northwest Crossing Industrial Park. Lane says the main requirement was a huge tract that accommodated a 700-foot long by 230-foot wide concrete pull test facility. (It’s used to run pipeline inspection gauges—PIGs—through pipelines to assess their integrity. This is now one of the largest in the world.) Lane focused on four land sites, selected this 8.5-acre tract in Carson Cos’ park and arranged a build-to-suit for a 30k SF building with 22k SF of workshop and 8,500 SF of office. That’s a huge increase from PRCI’s last facility, an 18k SF building on 1.7 acres. The new Technology Development Center just had its ribbon-cutting two weeks ago.
