Telfair's New Mixed-Use

Vista Equities purchased 15 acres in Telfair, and it’s planning a sizable mixed-use project. Colliers’ Corbin Janssen, Charlie Herder, and Kolbe Curtice have been selling the land at the corner of 59 and University Boulevard in Telfair for Newland Communities and tell us Vista will develop 160k SF of retail, office, restaurants, and pad sites.

Three other Telfair sites totaling nearly 6 acres have recently closed for MOB development in West and East Office Parks. (Shiraz Holdings/Capital Internal Medicine Associates, Zenzed/Azul Plastic Surgery, and Sugarland Med Properties are the new owners.) All remaining parcels in East Office Park are under negotiation now. The Colliers team still has 65 acres for sale. That includes 40 acres surrounding the Texas Instruments and Fluor campuses, which Sugar Land hopes to go high-density office and retail (and perhaps a mid-rise residential project), and 25 acres at the NEC that’ll probably be retail.
