New Tenants Announced For 18-Acre Mixed-Use Development Across I-10 From Memorial City Mall
A blast of new concepts are launching in the popular commercial district Memorial City in West Houston, bringing the district north of I-10.
The 18-acre mixed-use development across the highway from Memorial City Mall will include Kirby Ice House, Mia's Table and Torchy's Tacos. Future plans include a Class-A office building and possibly a hotel. The project is at the northwest corner of Gessner and Interstate 10.
Kirby Ice House signed to build a 7K SF patio bar serving beer, cocktails and wine as a replicate to its original location in Upper Kirby. Energy Architecture will design the facility. Construction will begin this summer, and the bar is expected to open fall 2020.
Mia's Table, a casual American concept, will open a 5,830 SF restaurant, while Austin-founded taco chain Torchy's Tacos will open a 4,550 SF restaurant. Both concepts will share a 7K SF courtyard, break ground in the spring and open in spring 2020. Heights Ventures will serve as the architect for both.
“Our customers have been requesting a Mia’s Table in their Memorial neighborhood for quite some time,” owner Johnny Carrabba said in a release. “We decided on Memorial City because it is such a dynamic location and a natural fit for this family-friendly concept.”
Houston-based developer MetroNational began assembling the 18-acre land tract in 2005 as a part of the vision to expand and redevelop Memorial City, President Jason Johnson said in a release.
The 18-acre project also includes 10100 Katy Freeway, a 240K SF office building that opened in 2017. CEMEX USA occupies 80K SF for its headquarters. Other tenants include Chicago Title, David Weekley Homes: Build on Your Lot, Results Physiotherapy and Leibman’s.
McGriff, Seibels & Williams Inc. will relocate to the building from 818 Town & Country in the fall. The national insurance brokerage firm leased two floors totaling 70K SF.
Edge Realty Partners' Josh Jacobs and Brooks Shanklin represented the landlord for the new retail leases. Edge Realty Partners' Jamie Weaver represented Mia's Table and Torchy's Tacos.
CBRE's Lucian Bukowski and William Padon represented McGriff, Seibels & Williams, while MetroNational’s Brad MacDougall represented the landlord in-house.
