New Mixed-Use Looks To Build On Heights Mercantile's Success
Following in the footsteps of Heights Mercantile's success, Capital Retail Properties is bringing a new 30K SF mixed-use lifestyle destination to 1533 North Shepherd in the Heights. Capital Retail Properties is working with Wile Interests on Market at Houston Heights, which will add more dining, specialty retail and services to the rapidly gentrifying stretch of North Shepherd Drive.
“Just as Heights Mercantile has created connectivity and excitement with highly curated offerings at the southern gateway to The Heights, we see this transformative project activating the northern portion of the neighborhood by bridging restaurant activity along Shepherd and Durham with the unique and walkable retail environment of 19th Street,” Capital Retail Properties partner Anderson Smith said.
Michael Hsu Office of Architecture, the firm behind Heights Mercantile, is overseeing design on Market at Houston Heights. Houston-based Identity Architects is the architect of record. The project will feature a one-story 4K SF structure allocated to dining, a two-story 26K SF mixed-use building and 160 parking spaces. In addition to serving as a gathering space and weekend market area, a landscaped, 3K SF central plaza with seating will accommodate tenant and community events.
Adding to the urban appeal, plans call for minimal setbacks, creating a more pedestrian-oriented approach with parking at the rear. Showcasing xeriscape and native species, much of the landscaping will be focused on planters framing and protecting walkways and patios along Shepherd.
The big question is which tenants will sign onto the new development. Heights Mercantile's success is largely due to its tenant mix. So far, no tenants have been lined up. The project is set to deliver tenant spaces for build-out by fall 2018.
