Draw Of The EpiCenter Spurs New Mixed-Use Project In Rosenberg

Commercial real estate consulting firm Satya will build a 37-acre mixed-use development in Rosenberg, with an estimated completion sometime in the fourth quarter of 2023.

Fairgrounds Apartments, set in a qualified opportunity zone at Highway 36 and U.S. Route 59, will begin construction next summer. When finished, it will offer 312 apartment units as well as 17 acres of retail. Satya announced national chains like Starbucks, Harbor Freight, Whataburger and AutoZone as the retail tenants so far.

Garcia + Associates Architect is the project architect. 

Satya has built around 100 projects around Houston, chiefly in northern, western and southwestern suburban areas. Its local portfolio of mixed-use assets includes Moran Ranch in Montgomery County, River Gate Center and River Pointe Center in Richmond, Canyon Lakes Center in Humble and Coles Crossing Retail in Cypress.

Satya CEO Sunny Bathija cited the upcoming Rosenberg convention center EpiCenter as an incentive for developing Fairgrounds Apartments. The 195K SF EpiCenter project was approved earlier this year and broke ground in November. It was designed to hold rodeo, athletic and graduation events, among other uses, such as an emergency shelter for natural disasters.

Some Fort Bend County residents have pushed back against the project, citing its proximity to nearby residential neighborhood Cottonwood.
